When dealing with someone who claims to be in a position to "help" you out from under your upside-down home, be very careful to do your due diligence before signing over the title. If it sounds too good to be true, it probably is.

Not sure who you're dealing with? No company name mentioned, lots of talk, very little follow through? No proof of having the capital to get the house bought for "pennies on the dollar" as promised? All talk, very little action?

The facts are that nobody is getting the banks to give away their properties for a penny under 50% under value except a few attorneys. (Most of the attorneys take your money and do nothing.) And for both "services," you're going to pay a lot of money. How do you discern which is which? By their name in the community - or on the internet. The ones that actually do provide a viable service will not be hesitant to give you names to call, to get "testimonials."

So don't fall for this scheme. Many out there who came out of the timeshare resale industry, then gravitated to the loan modification industry, are now gravitating to the role of "real estate investor."  Posing as robin hoods, and having only the noblest of intentions, they claim to be in a position to "help you out of your situation," and/or save you from further liability.

Here's what they'll promise: To keep you from having a foreclosure, and get the home sold without exposing you to added risk involved of having the home still listed in your name.

Here's what will likely happen: Someone else will make a lot of money renting out your house until the bank finally forecloses.

($3K/mo for 3 yrs = $100K+ AND YES THIS IS HAPPENING ALL OVER THE COUNTRY.)

If is sounds too good to be true, it probably is.

Talk is cheap, and many have perfected the art of smooth-talking.

But will you actually be able to trust him to do what he says he'll do?

Past performance is a good indicator of future performance.

Can he show you proof that he is who he claims to be?

Or will he avoid your calls once you begin to question his integrity?

That's the first sign you're been snagged by someone with less than noble intentions.

So, be on your guard when dealing with this man, who has a string of inactive LLCs, none of which have his name tied to them.

I'm going to take the high road here and publicly apologize to Becki Weaver.   She started this attack with an unwarranted, false and malicious post in ripoff report intentionally meant to damage the reputation of what we do.   She came to us.  We did not come to her.  She started the first post - we did not.

There was no basis whatsoever for her to post what she did.  She obviously is extremely confused about what we do and as a result has drawn false conclusions in her postings.   She continually asserts that our business model is dealing with homeowners to help them.  That is not our business model.  We buy distressed assets that nobody wants and no one can get rid of.  Drive down any street today and you'll see countless numbers of homes with grass 4 ft. high where owners have abandoned them and nobody cares.   These are the assets we buy, mitigate, renovate and resell.

If someone wants to save their home to live in it - we cannot help them and refer them off to several attorneys we work with.

But enough about that.  This has to end.  It is getting crazy.

In in the rebuttal to Becki's post there were some implied personal attacks as to her mental state, personal financial situation and other things to which I now believe were probably not the right thing to say and I apologize to Ms. Weaver.

My response was fueled in large part to the anger of having someone that we really had absolutely no relationship with - just take it upon themselves to go ahead and randomly post malicious comments online when they absolutely have no idea about the business they are posting about.   Her conclusion to our refusal to deal with her and provide any information was that we were somehow not able to when in fact the truth is - we had no reason or responsibility to provide her anything as we had no relationship with her.

At one point, it was believed she was some type of competitor trying to figure out what we do and how we do it.  It was a strange back and forth.

Anyway, any reasonable business owner would stand up and defend their business in the same way to counter such a public attack that was intentionally meant to damage the reputation of the business.  

I had asked Ms. Weaver to post an apology and retraction but she refused and threatened to call the police?   As a result, a rebuttal was posted and this is the circus that has resulted.

Becki can continue to post whatever she wants, but I am done.  I think the record here speaks for itself.   

I wish her all the best in her future endeavors.

Wow, Kevin, all I can say is you need to be writing a novel.
Your imagination is quite prolific, but sordid, all at the same time.
Nothing on this page about me is true.

WARNING TO THE PUBLIC:
He'll pretend to be riding in on his white horse to save the day.
IF IT SOUNDS TOO GOOD TO BE TRUE, IT PROBABLY IS!

Oh - and he'll claim the other ripoff report authors were prior "competitors" who owed him money, or make up an elaborate scheme the other was concocting, while his own "business" was on the "up and up."

No, I did NOT want a job with this person. I was thinking about partnering with him until I realized he was a delusional psycho, a real hornet's nest, just as he warned me!

DO NOT TRUST THIS MAN. I'VE ALREADY HAD DEATH THREATS because of my association with him, and I only met him 2 weeks ago! DO NOT do research for him, do not trust him and sign over your title on your real estate to him, DO NOT align yourself in any way with him.

I had to call the police on him, and will be looking into taking legal action on Monday, March 19, 2012.

This is a false, malicious post by Becki W intentionally posted to slander and damage the reputation of our company by insinuating that there is something improper about our business.  It truly doesn't even deserve the dignity of a response, but a response is required to avoid the appearance (through silence on our part) that her comments are true.  Her comments are nothing but lies intended to harm.   

The oddest part about the entire situation is we had and have NO RELATIONSHIP with Becki Weaver.  She was never an employee, agent, client, customer - nothing.   We actually know very little about her, who she is or what she does. In fact we were wondering if she had some type of mental illness or something.  The circumstances with her were that crazy.  

It is unfortunate that someone can freely post lies and falsehoods like this.  But this rebuttal is meant to simply post the truth of our "encounter" with Becki Weaver with the hopes that if nothing else - we can warn any individual or potential employer she may come into contact with - about the type of person she is and her true intentions.  

We are in the business of buying distressed real estate assets and have been doing so for 20 + years.   Many times this involves buying negative equity property and negotiating liens with creditors and liquidating.   Basically we buy, mitigate and liquidate and we do it for a profit.    We are not doing it to save the trees, or save the seals.  We do it for profit.   It is not unusual for us to buy an asset that has no value and discount and settle the liens for 20 to 30 cents on the dollar.  

Those inside real estate industry understand this is possible and in fact we provide a very valuable service in rehabilitating property and getting it back into circulation.   Becki Weaver apparently feels that this model is "evil" and in in large part is why we believe she posted these comments.

From what we can tell, Becki Weaver has a varied background - as a business owner, insurance sales, mortgage broker, activist, protestor, realtor etc.   She seems to jump from job to job and from opportunity to "cause" in a reckless, schizophrenic sort of way.    When you talk to her she is very nice and energetic.  She talks fast and boasts about all her accomplishments and successes.  Initially she is a very likeable person.   She mainly presents herself as an "activist" who fights for consumers (whatever that means).  

What is ironic about this is we found she used to work for a loan mod scam taking money from distressed homeowners in direct violation of florida law but when pressed about this - she will tell you that she was "helping" those people.    We also found that at one point she started and ran a mortgage company selling home loans called "dare 2 dream homes and loans llc" a florida company where apparently she was "selling the dream" of home ownership doing mortgages and ironically as a mortgage broker - she evidently was part of the problem in causing the chaos and devastation we now see in the real estate industry.  

So here she started a mortgage company selling bad loans to people that trusted her in an attempt to "help" them realize the "dream" of owning a home.  Then when the market collapsed - she switched over to selling "loan mods" in violation of florida law to those same people to try and "help" them save their home.    How convenient.

When that failed, it appears she did a stint as a realtor and now from what we can tell she is trying to sell insurance but is not very successful at that and basically unemployed.

This is probably why she was begging us for a job.

Becki Weaver owns a condo at 6154 Westgate Dr Apt 303 Orlando, FL 32835-7004  that is in foreclosure.   She is over $10,000 behind on payments with her HOA and was concerned about that and wanted more information about possible solutions to her situation.  

She contacted our company unsolicited to simply ask the question - "Can my HOA foreclose and take my home?"    Since we regularly buy HOA liens and property at auction - the answer to her was YES - if you don't pay your HOA - they can take your home.

She became pretty frazzled at this.  Mentioned leaving the country or something crazy.

She then began to probe and ask questions about what we do and our business.  She started selling herself as this super salesperson who is very successful and asked if we were hiring. The answer was no, we were not looking to hire anyone.    She then persisted to the point of almost begging for a job saying she needed money, her roommate was moving out etc.   Again the answer was no, we are not seeking to hire anyone.

She was not very happy about this.  In fact - she seemed to be quite angry that we rejected her for a job.  But we were never looking to hire anyone in the first place.   

Then the madness started.  It was almost like that lady in FATAL ATTRACTION played by Glenn Close.  Becki Weaver took it upon herself to begin researching our company and sending emails stating that we needed all this help with social media and publicity and promoting our business - and that she could help us etc.   Again we said not interested.  

Then ironically she referenced ripoff report and sent us a link on how to protect our company image and fight back against online slander.  ( I would be happy to provide the same email to anyone that wants it)

Then she went off on a rant requesting that we as a company provide proof to her about what we do, how we do it etc.  She wanted to see all the deals we were working on and the deals that we completed that were successful etc.   She started talking about forming a partnership and starting a company together - all of her own somewhat delusional proposing.  Never was this presented to or offered to her by our company.  It was all very disturbing.   Almost like the girl without a prom date that was insisting you take her to the prom or you will regret it kind of thing.  Actually kind of scary.

It was at that point we stopped communicating with her as we realized there was clearly something not right with her.

Then mysteriously there is this ripoff report post slandering our company from a "concerned citizen" with details from conversations linking the post to Becki Weaver.

We actually requested that she say she was sorry and post a retraction and we would move on and to that she threatened that we were "harassing" her and that she was reporting it to the police???

Then she quoted Jesus and said she is a "christian" and lives her life by WWJD - (what would Jesus do)

Our response to that was Jesus most certainly would not lie and bear false witness against his neighbor but ok then - simply apologize and post a retraction to this false post.

The reason this rebuttal is being posted is she REFUSED to do that and post a retraction.

It is sad but she seems to be a bit disturbed.  

If you are a potential employer - be aware of this one.  Could be trouble.
