TO: mr TB./MB. We have always given excellent "turn around" time on all appraisals. 48 to 72 hours is what I told TB. Well we arived at the home on the 10th yes. Homeowner MB knew we was to have payment ready when we arived. Instead he presents us with a credit card inwhich does not even have his name on it. Unblieveable right... Of course we notify the lender TB. inwhich he could have helped by paying with his personal card. So MB finally comes to my office on the 14th and pays. (4 days later). The appraisal was COMPLETED by wed the 16th. This is exactly 48 hours after payment. I guess for someone, like HUGH put it; a carpetbager doen't understand the ball rolls after the payment happens... MUCH THANKS To HUGH from KY. you sad it all baby..I LOVED IT...A word of thought to mr TB. being vengeful will get you nowhere. To all mortgage brokers we run a very respectable appraisal shop. Do not let this person influence your dissision to hire a knowledgeable / reliable appraiser in Atlanta. ga.

You called them on Thursday, the 10th. When did they actually do the inspection? If they were unable to access the property until Monday the 14th, then they are still within your window. And who's idea was it to wait until the 11th hour to do a re-fi and stop the foreclosure? Perhaps your client shares some of the blame? What you dismiss as their "redneck" attitude might be what is known as common courtesy. They have some carpetbagger from Miami calling and screaming at them, so rather than tell that person to go take a swin in the Everglades they just tell them "a little longer, we are working on it". Maybe your client's house wasn't adding up to the figure you needed and they were putting extra work into the comps? I'm sure they won't care if you don't use them again.
