Avalon Bay Communities is well known coast to coast for finding any reason to unfairly withhold tenant's security deposits upon move out.  I believed I was immune to this scam due to my cleanliness and the care I take while occupying an apartment.  I was wrong.

Prior to my move out at the Avalon Milford, I made sure to meet the requirements of the community regarding the move out process.  This includes an apartment inspection by the Avalon maintenance personnel.

I thoroughly cleaned my apartment prior to the move out inspection and was present while the inspection occurred.

I was assured by the maintenance staff that my apartment was in terrific condition and deductions would not occur upon my vacancy.

When I received a check for my security deposit, I found I had been charged over $250 for "cleaning of the carpet and for painting of the walls".

Fortunately, I had photographed every square inch of the apartment, which shows how clean I had left the apartment.  There is no evidence of damage beyond "normal wear and tear".

I intend to seek a complete return of my security deposit and I am filing a complaint to the State of Connecticut.

I strongly recommend avoiding Avalon Bay Communities, however if you do intend to live there I would suggest thoroughly documenting the steps you take upon moving out and photographing the condition of the apartment.

I am shocked Avalon Bay Communities continues to get away with this scam.  They assume people will not fight over the security deposit.

Please exhibit extreme caution with your security deposit at the Avalon Milford.
