This apartment complex, owned by the Simpson Property Group/Simpson Housing is the worst I've seen in my 7+ years of renting when it comes to their billing and collection practices. Dishonorable, dishonest gross incompetence is the name of their game. (a game they play with the residents and in this case, the Veteran Coalition's hard-earned money)

The following is a copy of the report I filed with both the BBB and the state Attorney General's office:

On 6/28/07 I hand-delivered a voucher from the King County Veterans Coalition for July's rent in the amount of $965. Mike advised me that he did not know how to process the payment and consulted with Paula. He informed me that she would handle it, verified a contact number for the coalition, and told me that we were taken care of for the month.

On 7/5/07, I discovered a pink notice taped to our front door. The notice advised that rent had not been received, late fees had been applied, and threatened eviction processing if the amount was not paid within three days of the notice. I called the main office and spoke with Paula, who advised that the check had not been received from the Veteran's Coalition and refused to honor the voucher of payment.

I contacted the Veteran's Coalition who reported that signed consent to payment had been received from Benson Downs and processed, the check would be received within ten working days. The signed note from Benson Downs also contained the policies of payment, which specifically state that payment is guaranteed and a check will arrive in ten working days.

Paula has refused to honor the voucher or dismiss the late fees, and has also refused to contact the Veteran's Coalition. The Benson Downs office has incorrectly applied a $150 personal check issued on 7/1/07 toward the rent, despite the fact that it was specifically written for the water bill for D204. Paula refused to honor Benson Down's acceptance of our payment and states that because the check wasn't on her personal desk, payment is not received and late fees apply

Bottom line: Don't rent here. In addition to the above problem, the grounds are substandard and ill-maintained, the quality of tenants has been on a steady decline (drugs, break-ins and vandalism abound), they "lose" maintenance requests on a regular basis and they mishandle payments about a quarter of the time so many tenants have late payment records on various utilities because the office did not send in the checks the tenants paid on time.

I informed Paula that she would be hearing from our lawyer, to which she tried to scoff. Mike however, let her know that we are members of a service that provides us with very affordable legal services and she promptly decided to drop the late fees and process our payment accordingly. Thank goodness for our lawyers, who will still be sending her a letter to let her know that we DO mean business and if she doens't provide it for us, we'll give it to her.
