Michael Willis requested payment earlier than that stated on our Contract. He did not provide access to property/walk-through inspection under Paragraph 8. (b) of our purchase-sell Contract. Since I could not fulfill my obligation, I emailed him a Termination Notice.

I searched for his and company name with the North Carolina Real Estate Commission. I could not find it under Michael Willis, Owner, Broker-in-Charge, Bulldog Real Estate, LLC or BulldogNC, LLC as he has listed. He has the following: Mobile phone: 336.612.1687, Fax: 609.939.4391

His own hired law firm did not know why there was a requested payment earlier than stated on the Contract.

In more than 30 years of being licensed to do real estate in North Carolina, this is the first complaint I have received -- I am very proud of my umblemished record, and particularly upset by this report because it is simply a distortion of reality.

For starters, anybody with internet access can find my company and me personally listed with the NC Real Estate Commission. Please check for yourself at http://www.ncrec.gov/. You can search for me by name -- but the search is LAST NAME FIRST. So apparently my complaintant did not do a proper search. For further ease of finding me, my NC Real Estate License Number is 113480. You will find me and my firm under that ID. Further, a search of the NC Secretary of State offiice will show my company information is all up to date.

Now, to the complaint. Apparently, the person is a real estate wholesaler. That means he never actually buys the property, but assigns the contract to somebody else for a profit or flips it to them at closing. In other words, HE HAD NO Money.

When I entered into the contract with him, he never made that clear, and it only became apparent when my law firm told me that he had approached them to provide funding for him to purchase the property. That set off some alarms with me, as in more than 30 years I have never had a prospective buyer ask my law firm for money to close a deal.

This is especially insulting to me because I thought the guy represented a legitimate charitable organization that was doing some good, so I drop my price substantially and allowed him to enter into the contract without any money down. Thought I was doing a favor for a charity. Joke's on me, huh? 

You know, sometimes you try to do something good for people, and they not only don't thank you for it, they file complaints. It's hard to keep a positive outlook on humanity, sometimes, and this complaint only makes it that much more difficult.

So I terminated the contract when I learned the buyer had no money. After termination, he told me he had a buyer who wanted to see the property, but I told him it was too late, the contract had been canceled.

Seems like I should be the one filing the compliant -- I took the property off the market for two weeks in good faith, let the guy get by without any Earnest Money Deposit, then he never responded to repeated emails or voice mails.

This story has a happy ending -- I found another buyer. This one actually had money and was happy to get the property.

Hopes this clears things up. Thanks for reading my side. This is a minor issue, but because it's my first-even complaint, and because it was filed by somebody I was actually trying to help, I take it very seriously. You might want to reconsider doing any business with his "charity."
