Tell us has your experience with this business or person been good? What's this?
It all started when we bought our doublewide home in 1999. Most of our neighbors use Conseco/Greentree to finance their homes. We were warned the minute anyone knew that we used Conseco/Greentree. The first few years were okay.... Until 9/11. My husband lost his job with US Airways. I wasn't working. They let us defer our payments and then re-financed.

All was good until Greentree took over..... I was only 2-3 weeks behind on our mortgage and the harassing phone calls started! I was told that if I didn't make a payment via Western Union by 5 pm they were going send someone over to the house and measure it and put it on the market, and to kick me, my husband and all of our kids out in the street and put a lock on our door and take our house!!

I've been called evey name in the book, been yelled at to the point I just hang up on them because they don't let you speak!! I tell them not to call me AT ALL... mail only. That just made them call 5-10x a day in a row. They call, I answer and hang up. They called our neighbors several times and let them know all about us and our situation. It was very embarrassing since I didn't even know half of these people.

I would come home with notes on our door from the park manager and other naighbors. I finally called and gave them a piece on my mind. Their excuse was that they didn't know our ADDRESS??!! What a dumb-a*s excuse... Then how in the hell could they find a neighbor without knowing where to look??!!! They would call me at work 5-10x/day and be really rude to my co-workers. I almost got fired. I can call to make a payment over the phone, and those stupid people (Ms. Jackson in VA) wouldn't post it to my account for another 3 weeks!! They would take out money that I never verbally gave them permission to do.

Checks would be bouncing all over town, and then they have the nerve to ask for the NSF fee!!! I never gave them permission in the first place. I started sending certified mail, they claim that they never received it. I reminded them that "it was a CERTIFIED letter with verification, you stupid a*****e", then they would always manage to find it. I can't tell you how many times these people screw up my payments.... EVERY month!!

Another trick that they do is, you call up to make a payment, and they change the numbers and make the payment $26 less. Then more harassing phone calls come. I hate answering my phone anymore. I have nightmares about this company. They let me know that my $26 payment that was due is encuring $8/day interest!!!. I normally just hang up on them or say a few choice words, but I decided to talk to this individual..... He went into my account and verified everything that had gone on. I knew all of the stuff that they were doing was highly illegal, but didn't know exacually what to do since I had no evidence on the phone calls.. He advised me that ALL of the phone conversations are recorded and are held in CA or wherever.

By law they have to be saved and locked/stored for many, many years. Bingo! Off to the lawyer I go! He let me know what my rights were, etc. The BBB sucks, but they do have a copy of what you legal rights are when it comes to "debt collectors" For once, they stopped calling me, for the most part, they call only a couple of times a week. I've never hated a company more than Conseco/Greentree!!! Stay far away as possible!!!

STOP! ..before you think about using the Better Business Bureau (BBB)... CLICK HERE to see how other consumers were victimized by the BBB's false or misleading information. Don't be fooled! It has been reported, when there are thousands of complaints and other investigations underway by authorities, the BBB has no choice but to finally give an UNsatisfactory rating to a BBB member business that is paying the BBB big membership fees every year. When a business is reported that is NOT a BBB member, BBB files WILL more likely show an UNsatisfactory rating, then reportedly shake down that company to become a member of the BBB. One positive thing about the BBB is, either way, if a business has an unsatisfactory rating with the BBB, you can be sure, the business is bad. But what about all those BBB member businesses that had complaints filed against them? Consumers never get to hear about them. What about the BBB advertising to the public? Is this a false and misleading perception they are giving about consumer confidence when dealing with a business? Click here to understand more of what consumers and business alike are saying about the BBB. You decide. ..Remember. The BBB membership is not earned, it's paid for!
