Crystal Investment and Real Estate took reservation fees or deposits from quite a number of purchasers of property ( Portugal - Casa de Sao Francesco and others) with the promise of pre-approved provision of 3rd party mortgage financing.
Crystal made a contractual promise of a full refund if the purchases didnt close or complete for specified reasons including mortgage refusal.
Crystal were understood to be obliged to settle closing costs, such as stamp duty and legal fees, on closing.
Purchases have not completed, in many cases no mortgage offers arrived, Crystal have gone into insolvent liquidation, the money has been spent by Crystal on goodness knows what.
Luke Smith has started a new venture Tuscan Dawn Developments Limited, again looking for deposits on properties he is marketing, using same office, same contact info, same website and same email.
