Todd Franklin shows up at my house, looking for an easy 1-2-3 listing. This guy is a SHAM! He was so LAZY, he couldn't even walk the house and take pictures of the house to list on the market. Furthermore, he cost me time and money by not listing the home and in the process, Todd Franklin of DFW CITY HOMES BLEW another deal because I have two other lhomes that I wanted listed right away. He wouldn't even look at the other homes. What an IDIOT!
Thsi guy wanted an easy listing with no work. Folks- Do your homework before you choose a realtor in the Dallas Ft. Worth area.

I had a similar experience with Tod Franklin of DFWCityHomes, and can attest that this is a Realtor to avoid. Moreover, I note that in Tod's response, he refers people to the great reviews he's received on his company's own Website, but it's important to note that those reviews are filtered, so that only good ones appear. Franklin and DFWCityHomes use an extremely sketchy service called "Best Local Reviews" to collect reviews for the company's Website and "Best Local Reviews," as the name implies, is a service that ensures that only positive reviews end up on the company's Website. If any rating other than "5 Stars" is awarded, it does not get posted. Instead, a form is provided that submits "suggestions for improvement" directly to the proprietor of the business. Best Local Reviews expressly advertises that its system allows dissatisfied customers to "vent," without any resulting negative reviews on the business's Website. The fact that Tod Franklin has chosen this vendor to ensure that no negative reviews are ever posted, only makes his business all the more suspect, and the reviews that much less reliable. The owner of this business has personality issues; is not customer service oriented, and is unreliable. I do not recommend him to anyone seeking to sell his or her home.

Gentleman stated that his home was completely remodeled and was in excellent condition and ready for market. When I arrived at the appointment at our scheduled time he simply was not there.
His wife said he was out getting his car washed. I looked at the living area and backyard and surmized the home is not ready to market and elected to leave the appointment rather than wait for an undetermined amount of time.
We did not yet have an agreement and that was the purpose of the appointment. An agreement between a broker and a home owner is a mutual agreement. Either party has a right not do business with the other party.
I simply chose not to represent him in his transaction as is my perogative. It did not appear to be a good fit. For the best interest of both parties and I elected to pass on the opportunity.
I don't understand why he thinks it is a sham. My service is a lower cost alternative to the traditional 6% Realtor and requires a high degree of professionalism, preparedness and efficiency to be sucessfull. He needs representation from a full service 6% real estate professional willing to invest more time than I. He is correct it would not be an easy listing nor did it sound like the others would be either.
