Complaint Review: DJK Custom Homes Inc - Plainfield Illinois

DJK Custom Homes ranks #1 in ripping off their clients. Read this and THINK TWICE before building or giving this company any of your money.

Let me preface this explanation with the fact that BEFORE we decided to build our home, we truly felt that we were valued and took Dan Kittilsens word for the building "process". It is now after we are completed and we researched all of our documents that we realized we had been taken advantage of.

Unfortunately, we realize there is little recourse for us to take in getting any money back, however what we could do is warn others about his schemes and expose his daily lies.

Before we signed contract we were told that he was making very little on the home, in fact his words were "i am making NOTHING on your home, just looking to break even". Now, we are not fools, we KNEW he would be making some money on our house, however.... we were deceived in the process. We were offered a "non premium" lot, and he just wanted to move this lot. Dan Kittilsen stated he "wanted houses up because it was good for his business to show homes being built". It all sounds wonderful right?

This description could go on for pages and pages, but we will spare you the lengthy details, and explain the scheme he runs.

Here are items we were told were going to be AT COST (these are items we discussed BEFORE contract because he was "unable" to obtain solid pricing quickly.. We didnt worry bc if its done at cost, who cares if its included.

Garage doors, ceiling details, curved staircase, concrete driveway vs asphalt, fence, deck, granite, cabinets, ALL FLOORING, plumbing fixtures, appliances, brick, windows, siding, and roofing.

We were told we would be able too see the invoices.. NOPE... thats a conversation Dan Kittilsen conveniently "doesnt remember" His scheme is saying "no one can remember every conversation thats why we have a contract". RIGHT THEN WE KNEW WE WERE DEALING WITH THE #1 RIP OFF COMPANY.

Of all items listed above, we saw ONE invoice.... Appliances and thats because we bought them ourselves. Every other price came from Dan Kittilsen or his "team", which is Dan Kittilsen filtering down the BS to his employees to deliver us the bad news or as they twist it the "Actual cost".

Here is what we found after doing our own research. This criminal made over $200,000 on our home!!! That was his PROFIT. This was NOT his overhead. We looked right at every number from the title company.  The windows that were upgraded at cost was actually the entire cost of the windows.. as in we paid the ENTIRE amount of the window cost for the home, and not just the upgrade cost.

The brick amount, was conveniently paid to his "other company" DJK Masonry, the amount once again was the entire amount, so again never receiving any credit for the original brick incluced in the house.

The amount he paid the siding company was 1/5 the amount i was charged. again this was "at cost". total criminal!!

The one that blew us away was the flooring upgrades. At the time we were forced to use Performers Flooring. You were not even allowed to choose someone else. We were reprimanded and told that Performers gave the best pricing and he actually sometimes lost money on it, but it was ok for him because the quality was sooo good, WRONG.. In the time since our flooring was installed, we have had more than out fair share of "quality" issues.. BUT THE PRICING...... Performers was paid 1/4 the amount that we paid. We were absolutely robbed.

It all makes sense now.. when our flooring was being installed we often heard workers for Performers stating how they hated working on DJK homes and how Dan never paid his bills and always tried to screw them on their invoices. Just what a homeowner wants to hear!!!

As we stated, the list goes on, and in the end we got screwed out of tons of money, Had we seen the statement and DJK made $75,000 we would still shake our head but it would sit different. Instead we were made fools of.

We hope that everyone does real research on this company, DJK Custom Homes is the #1 ripoff company in home building.

In the months since then and after speaking with contractors and homeowners it appears the majority of homeowners have experience the same price gauging and blatant lies. This man needs to be stopped. Its criminal and deceiving and should not be stood for.
