MY wife and I rented a duplex from this piece of trash.

(1124 S.W Hillsdale Topeka Ks)we lived there for almost two years and watched many tenants on the other side come and go not one of them recived a deposit refund and each family received a judgment of $2,000.00 against them.

First hand we know there place was cleaned and in good condition as we had become friends with a few of the tenants and had helped them clean it up. But the sum of damage was always $2,000.00, where there was no damage

he would charge for mini blinds he never replaced, carpet that was only vacumed, but he always had pictures of holes in walls and stains on carpets that were not from the Duplex.

At the time my wife and i were on sec 8 housing so are payments were never missed the rent on this place was $415.00 which for topeka ks is high considoring you can rent a 3 or 4 bedroom victorian home for $350.00 a month. However we were trying to build a better life for ourselves and our child and wanted to live on the west side (the good part of town).

We went out to Utah to see my parents and while there my mother inlaw passed away and we were unable to return to Topeka on the 5 of aug as we had planed instead we went to Holton Kansas to make arrangments.

When I called Emmit Thompson to inform him that i would be late getting him the rest of the rent that we had secretly agreed on $35.00 and i had to keep up the yard work for both places. (Did you Know its Illegal to make these kind of dealings with people on section 8 Emitt? What Can i Say my wife loved the place)the scumbag informed me he had changed the locks and hired a company to clean out the trash as he put it. Trash my sons toys,(the biggest barney collection on earth) my wifes antiques, and all the equipment from my Electronics repair store (that was Closed down) And other peoples tv, stereo,Camcorders, computers and other electronics i was fixing out of the home not to mention my 61 gmc pickup 80% restored or my wifes car. but most of all the money in the water bottles that was our future we saved that for almost two years. my two year old red head blue eyed baby boy stuck his pennies in there to.

Emitt Thompson had no right to enter the duplex the rent was paid but he stole everything we owned. you are a liar and a thief, you lied to everyone the courts, us, your church.

MR Slimebag Thompson then went on to hire the prosecuting attorney for shawnee county to represent him and scared the poor little ambulance chasing lawer we had hired into quiting (but thats a diffrent Truth). Mr Emmit Liying thief Thompson preys upon people who are down on there luck and whom he knows can't afford to fight him legally this puke needs to be stopped. I never called you any of the things you claimed I am not a racist if i was i wouldnt have rented from you in the first place. I raise my son to be a god loving open minded free spirit and i teach by example and i cant help but wonder how do you sleep at night knowing in you're heart the things youve done to people. You are a pure slimeball.

It seems like Emmett Thompson Sr, is doing business under the new name
of TT&T Real Estate Investment Company. I was sad to hear that ran into someone who basically went threw the same mess as me with old Emmett Thompson. however I understand the amount for damages has went up to $3500.

P.s Emmit we both know I never called you on the phone and started yelling and calling you foul names. You can continue to lie but four people know The truth Me, My wife and You and most important God But that only counts on Sundays you hypocrite. I like to think you pay for you sins in how you die. I'm sure yours will be long and painful

Hi-- thanks for posting the additional details. You were the victims of a retalitory illegal eviction. A landlord cannot evict a tenant for appearing in court against him, it is considered retaliation, and it is illegal. The fact that this landlord even said that out loud to you is astounding. Report him on the www.hud.gov site. There is a "report a landlord" section. He is not only in violation of basic rental laws, he is surely violating a multitude of HUD contractual issues as well. HUD will investigate for no charge, and it is possible they will force the landlord to pay actual and punitive damages to you for this illegal eviction. Also, HUD can yank him from the Section 8 program, so he does not victimize anyone else. Just because a tenant is using Section 8, it does not mean they have less rights than any other tenant or not covered under the law. Landlords must still follow legal eviction procedures and not discriminate/retaliate against tenants. Landlords get paid good money for Section 8, and they know they will always get the Section 8 portion, so their risks are usually reduced. Glad to hear you were able to move on to a bigger and better Barney collection. I hope you will report this landlord to HUD.

If a tenant owes rent, even if a tenant is going through an eviction, there is a very defined legal procedure for the serving of paperwork and notification. Landlords cannot "self-help evict" a term used to describe illegal tactics such as shutting off a tenants water, heat, electricity, taking a front door off the hinges or changing the locks. Keep in mind the vast majority of landlords do not want to go through a legal eviction. It is costly and time consuming. If you are a sincere tenant with financial issues, do what you can to communicate your situation to the landlord and see what you can work out. If you want a payment arrangement, put it in writing with specific dates and amounts and sign it and ask the landlord if they will consider the arrangement. If not, ask if you can break your lease due to financial considerations and state you will be cooperative about showings of the unit and you understand that the cost of lost rent and advertising costs will be borne by the tenant. A landlord would much rather prefer to work out a situation that allows both tenant and landlord to move on with as little drama as possible, and that is the most cost effective solution for both parties. However, landlords have a lot invested in rental properties, and they have mortgages to pay on the property as well. Most will press for legal eviction if necessary. Don't expect a landlord to "be nice" or "understand" your financial situation. They really don't care and they are not your mommy. Too many tenants think they can tell a sob story and that if the landlord insists on the rent, that they are evil, evil, landlords. Hey, this is a legal contract. What they want to know is when will they get their rent, and want to be assured that you are not planning to make it a habit of paying late. The key is communication. Tenants need to communicate with their landlord as soon as possible if they cannot, for whatever reason, meet their financial obligation on time. If the situation does become an eviction, there are several legally defined procedures in the serving of paperwork, collecting owed funds, late fees, etc. Know your tenant rights in your state, get a general idea at the legal site www.nolo.com. There are also many tenant advocate groups and legal aid organizations in various states that can help a tenant through the process. Look in your local phone book for options available to you in your state.

Yes sec 8 can be a headache but they helped us, in a very trying time do to medical problems. Ive long scince given up any hope of any recovery on property. I Basically want people to be aware of the dealings of this man. but further info he knew, We were out of town. Was aware of The happenings in our imedate family. and he took advantage of the situation, My Wife and I were do to testify against him in small claims court in behalf of another tenant he had refused deposits on and claimed damages. He had already stated he was not going to renew our lease because of this. I talked to him on the 3rd of july told him what had happened and we would not be returning untill the 15 of july he drilled the locks on the 5th of july i doubt he found a locksmith on the 4th of July there was never an eviction notice he claims there was one but the neighbors said they never saw it we had left topeka on june 24 th he stated all our things were trash and taken to the dump the house was cleaned out when i looked threw the window on the 7th and our cars were gone all court documents were filed after the 5th. the barrier we ran into was his attorney, she was the former shawnee county prosecuter the year before And you can not fight corruption on that level we had all kinds of proof pictures of our things we even had a newsreal taken by a local news crew that did a story on my little boys barneys he got a ticket well i did for playing the barney music to loud at his birthday party. but thats why we had the news real. he later claimed we tore up the house had punched holes in the walls were stealing electricity threatened him with bodily harm the lies never stoped with him. he was a coward used to like to get nasty with Kathleen my spouse but was never man enough to stand behind what he said face to face. but if i can help one person from being taken by this scumbag then its worth printing the story. as I stated i want people to be aware of this poor trash We have recovered and moved on with our lives new town, new state, New company and a new bigger and better Purple Dinosaur collection A quick note he made off with a lot of electronics equipment, 2 Unix dual processor systems, an sencore test equipment some rented, tv, vcr, camcorders this wasnt an eviction it was an attempt to cover up a theft of property.

Hello-- Were you evicted? Locks cannot be changed by a landlord until the very end of an eviction, when the Sheriff comes to do the physical eviction. Most landlords at that point do have a locksmith on hand to change the locks. This would happen after several postings on your door or personally served on you, so this procedure would not be a surprise to you. In most, if not all, landlords cannot keep your belongs. Some states require landlords to store your items for a set number of days. Some only require this is the value of the items is over a certain amount. In California, a landlord is required to store the items left in an apartment, even in an eviction situation, if the value is over $300. Check you state laws. I am not familiar with the nuances of Section 8, but my guess would be that they would have had to have received notification as well prior to your removal. Were they in touch with you? They might be a resource to consult and may have leverage with the landlord if you were treated unfairly. Good luck with your case, hope the info was useful.
