We own several rental properties presently "insured" by First American (but not for long if we can find an honest equivalent, which we are not having luck at).

Here are some games First American will play on you:

- when you call, you will likely be on hold for a long long time.

- when someone answers, it will be a person evidently deliberately chosen for single digit IQ -- that way the person will be totally unable to find your account. It will take ages to get this straight.

- if the person files a report and chooses a mechanic to go visit your property, they fax the mechanic. Often the fax will contain the wrong address, further delaying any fix.

- the mechanic will usually be a crook -- I am thinking of a particular instance where First American assigned us a business in San Antonio called Expert Tech for an A/C repair.

- In the case of Expert tech, last year they repaired the same A/C unit and tried to charge us something like $75 to haul off a small electric motor. We complained and managed to get this charge deleted. But Expert tech had to return in a few days because the neighbors reported to us that the A/C unit was clanging and rocking and rolling off its concrete pad.

-This year the same A/C unit had the compressor go out. Surprise, surprise! Couldnt be because the thing was partially destroyed several months previous by Expert tech, could it?

- what First American tells you is that all you will ever have to pay is $65 if a mechanic has to go out to fix something. In this case we were billed upwards of $900 on top of the $65. That $900 included charges Expert Tech said were required by law (we found out they are not). We complained to no avail so far.

- So we think we will sue. It should be easy to nail such a crooked business as First American.

- Note that when you ask for details on their policies they never give anything but wide eyed wonder that you would ever ask to see any small print and so they dont have any. Or if they do, they aren't saying. Gives them all that much more room to defraud you when you are up against the wall.

-Reminds me of those legal insurance companies that tell you things like their lawyers will write you a free will. But then when you call the lawyers you find out they simply cannot see any way under your circumstances that they can write you the simple will and so proceed to bullsh** you into $100s of add-ons.

- I think the average homeowner is better off saving his money than paying First American types to add to their grief.
