This mortgage broker originates loans in several states. Their telemarketers solicit customers by telephone and ask for their date of birth to confirm they are speaking to the correct person. Then they pull the customer's credit without permission.

If you are contacted by this company be very carefull. I worked for this company for approximately 3 months and witnessed many illegal activities. Here's one example: My long time customer Susan T. applied for a refinance loan. It took three months to get here loan approved. Finally her closing was scheduled for Friday February 27, 2009 at 3:00PM. The broker did not get her paperwork done in time so at 8PM they asked me to reschedule her closing for 2/28/09.

On the 28th the closing took place in the client's home. There was a representative from the title company (which is part owned by Freedom Banc and Mr. Harris). I knew immediately that fraud was taking place because the title agent informed both myself and Susan T. that the documents had to be signed, dated and notorized for Friday 2/27/09. Ms. Tucker did not understand that this was a violation of Federal lending laws from both the mortgage broker and the settlement agent. I brought the concern to my supervisor and he told me not to worry about it. This was common practice and if I complained I would be responsible because I was the originating loan officer. Mr. Harris even threatened me and used abuse language in front of my co-workers. Upon the funding of Ms. T's loan I learned that the taxes and insurance we're paid twice by mistake (overcharged escrow). The title agent told Ms. T. she would receive a refund on the over paid taxes. In addition, the homeowner's insurance policy was paid twice as well.

Fact is, Ms. T never received the tax refund. The title company misrepresented itself and deceived Ms. T. In addition, Ms. T's closing costs exceeded $10,000.00 AND additional title fees we're charged at the last minute and we're not properly disclosed prior to settlement. This is called a RESPA violation. Be cautious in dealing with this company.

I have used Freedom Banc for 5 years on my investment properties, and havent been treated better anywhere. I have been a real estate invester since the early 1980s and have seen many come and go, Freedom Banc has been good to me.

In my time of employment at the above mentioned broker, I was witness to many violations of the RESPA laws, along with State of Ohio violations. One loan officer is a registered sex offender who routinely went to in-home appointments with potential clients, without informing the customer (or the customer's children) of his situation. There were many loan officers originating loans (without their license) and the president or vice president would "originate" the loan, using their name and not the unlicensed loan officer's name. This company also would change the payscale every other week, so you never knew what your pay was going to be. Changes to the GFE were NEVER disclosed to clients and employee's final pays were not what they were supposed to be. This company is in the process of being sued by numerous ex-employees (with complaints ranging from sexual harassment to back pay/ pay violations). If anyone from this company or its sister company contacts you, have them put you on the Do Not Call list and hang up! You have been warned.

Final comments from the ex-employee regarding the rebuttals and comments. First the employer's statements are inaccurate. I did bring my concern about Mrs. T to the Vice President the day before she signed her contract. He did not care about the implications and made it clear that the customer will sign anyway. This company states I processed the loan. This is completely false. Fact is once a loan is originated the the loan is turned over to the PROCESSING DEPARTMENT. The loan officer is completely locked out of the file and the Processor takes care of preparing final loan documents. As far as the extortion claim, this is an attempt to smear my good name. I simply called the Vice President and requested my final paycheck due to the fact I had received two prior emails from the CFO stating I would receive my final pay check SOON and the exact amount of the final pay. In addition, I injured my back at work when I first started. I had been paying out-of pocket for my medical bills. I was reluctant to file an worker's comp claim and needed information regarding the company insurance plan. Here's the email that I sent to the Vice President regarding this issue. I omitted his name to preserve privacy: "Good morning. I hope all is well with you and your loved ones. Now you have my personal contact information in the event you need to reach me. I'm trying to avoid filing a workers comp claim and I need to understand how my final pay will work and how long my insurance is in effect. Will you be taking the insurance deduction from my final pay? Does that mean I have insurance through the end of March? Thanks I greatly appreciate the clarification of these two concerns.. Mike" Asking for your final pay is not extortion. I needed to understand how the insurance worked and what medical expenses I had to cover out-of-pocket. The company has owed me compensation since February and I have not received my final pay check. The employment agreement clearly states when an employee resigns the company has up to thirty days to pay the final paycheck. I resigned on March 13th 2009 and the company has yet to pay my final paycheck. I would say this is a breach of contract and another inconsiderate move on the company's part. Mike

Subject: "misleading information" Mike Champer told my husband and me on the telephone that we would have 0 out of pocket expenses. Closing cost would be rolled into the loan and we would be paid back by Freedom Banc for the three appraisals. We were told they would take the highest of the three. I asked him what happened if the rates went up by the time we were able to close. He told me that it was set and that if rates lowered we would be given that rate and if they went up we'd still be set at the 5%. He claimed that he'd eat the difference! We were told the fee was 1% of the loan and it was tax deductable. This what I can recall at this time. If my husband remembers something else I will email it to you. I will also send his cover letter. Yes, thats an actual quote and the customers subject, we are dealing with many of these complaints about Mike Champer.

This is my final response to this consumer website. Again, I will not defend the personal threats and/or attacks against me. My intentions are to inform consumers of the illegal and fraudulant activities that I witnessed as an employee. Consumers should be made aware that Freedom Banc Mortgage is a broker who collects upfront fees for "Mortgage Modifications". There is a Federal Treasury Department Warning about companies like this who collect upfront fees for modifying a persons mortgage. I call this preying on the weak. The personal attacks from this company on this website are a way of intimidating myself from filing complaints with the proper athorities. With all due respect, I would think they would be more concerned with addressing the accusations rather than making personal threats towards me. In closing, as a consumer you should research any mortgage company before conducting business with them. Learn more about this company's reputation by reviewing previous complaints. Mike Champer should be aware that the alleged violation is on a file he processed, it was his responsibility to make sure compliance was being kept. It was part of his agreement upon employment. The file has gone through two compliance reviews and has no reported errors, so if Mike is aware of something he did and is not informing the proper department, the legal department will uphold him to his contract to the full extent of the law. We have recorded yet another call from Mike Champer as he attempts to extort the Vice President. These recordings have been turned over and are being investigated. The outcome we desire is second degree felony for extortion. Time would be 8-20 years. If this isnt achieved a civil suit will follow.

Mike Champer is the author of this complaint, he spent all last week calling me and my business partner James McBain with a wide ranging approach to getting money which he is not owed. Mike worked here for a 60 -90 period, he came in claiming to being the best loan officer ever, he had a work ethic unmatched. Mike was coming off of a failed business and needed to make money and quick. Mike didnt show up to the office much and when he did he often left mid day complaining of some ailment and would be back, he rarely did. The loan which Mike references is a loan which he processed, if anything was done improper, it was done by him. Taxes were not double paid, or whatever Mike claims, the customer started an escrow, and they had other taxes that were due. Mike said he cant feed his kids, pay his bills etc. That is the reason he is making threats that range from fraud to physical violence. The fact is Mike didnt work much and only flourished when he was in the mortgage industry while it was the most lucrative period in history. He now has to have skill and a work ethic. I have ranting emails and rambling voice mails from Mike which then are followed up with apologies for making the outlandish claims. He did this at his previous place of employment as well.
