My husband and I live in Vine Grove Kentucky. We recently received a letter from Green Tree Servicing LLC aka Conseco, stating that we have inadequate insurance coverage. They stated that our policy does indicate a deductible, and that it needs to be $500 or less ($1000 for Florida properties). And if we do not do this we will be forced billed a policy from them. My husband just happened to pay our premium and had it on the kitchen table. I looked over it and in the middle of the declaration it states (Section 1 Deductible $500 Per Occurrence). So I called Green Tree 3/17/2004 @ 8;14 a.m. spoke to George. I explained to George that it shows in my policy that I have a $500 deductible and could I fax him a copy of my declaration. He said no that he needed my insurance agent to do that.

No problem I called Cynthia @ my Insurance Companies office asked her if she would fax the requested info to them, she said yes for me to fax her a copy of the letter which needed to be sent along with the proof of adequate coverage. I called Green Tree @ 9:54 a.m. spoke to a Katina H. I asked her if she received a copy of the proof of adequate coverage, she stated yes but it was not adequate beacuse it does not show Green Tree Servicing LLC, it shows Conseco which was the company name when we purchased the home in 2000 and that has been our same coverage for the past couple years. She said well it is inadequate and that they will have no choice but to force bill me a insurance policy. Katina laughed at me did not care that she threatened me that they would probably take back my home. I called my Insurance Agent and Cynthia stated that I was correct this is illegal I have proper coverage and have had since March of 2000. I am not sure what else I can do to take action in this case. I have proper documents but in this case I am in Kentucky and they are in South Dakota. I have also mailed this information to them.

To All Concerned, About 2 years ago, I went through the same thing. I live in Oklahoma. They wanted me to include earthquake, hurricane and flood insurance in addition to the full coverage, rated by my state. They threatened to foreclose and all of that stuff if I did not comply. I incorporated my Insurance company and the Oklahoma State Insurance Commissioner as my allies. They went to battle with Green Tree and I won. It took the Commissioner telling them, that if they didn't cease their actions, they would be banned for conducting any business in the state of Oklahoma. The reason was, that you only need reasonable insurance in your particular area according to state law. We don't have earthquakes in Oklahoma. We don't have hurricanes either. We do not live in a flood plane either. Where we live, there has never been a flood except probably the big one during Noah's time. Bottom line, contact your State Insurance Commissioner. Do NOT give in to their demands. Just continue to make payments as always, and let the officials go to work. You might hire an attorney too, and sue for damages that you incurred because of lost monies that you felt you had to pay because of their policies. Did you have them send you a copy of their policies? Bet they don't have one. Just read your contract. I bet you it does not say anything about that in there. If it isn't in there, then you don't have to do it. It is a bluff on their part and eventually they want you to get insurance through them. That is their goal. They own their own insurance company too. Check it out, you can find that information on the web as well. Present your complaint to your insurance agent and the State Insurance Commissioner. Green Tree was to stop this nonsense, however it still does try to pull this on all of its customer's. They do what they want to do, whether it is legal or not. They are a predatory lender and need to be stopped immediately. Wait until you are a couple of days late on your payment and start getting harrassing phone calls from them, it won't just be one or two a day it will be up to 10 or more a day, I have proof with my caller ID. Unfortunately, they are not insured under FDIC and cannot be enforced by anyone other than the FTC or local law enforcement, you can try going through different insurance enforcement agencies to stop them, but just wait until you are late on a payment. They do as they please......... Another Green Tree victim

Greentree is part of a major conglomerate bank/insurance company. The stunt they pulled from November 2003 to Jan 2004 was an effort to force you to buy your insurance from the insurance company they also own. The largest insurer in the state of Kentucky filed a complaint on this with the commissioner, and Greentree was issued an order to stop it in late January or early Feb. As far as I know, they have stopped it.
