Your payment that you send in goes to the payment that is the most past due. As far as your escrow problems they can not separate the two (i.e. just pay principle and interest and not escrow). Maybe you should learn a little more about your mortgage and how it works before you go bashing people.

Unforturnately I have first hand experience in the past what homeq is capable of. But, what they did with your payments is not illegal. When you are behind on a mortgage any monies you pay go first to the interest and fees then the principle and lastly the escrow. Homeq did nothing wrong. I normally have nothing but bad things to say about them There is a woman in the payments dept there that is a total b***h. But last year we got behind and this time I must say they were wonderful. They worked with us and went beyond the call to help us get caught up I guess it depends on who you get. Hope all works out well for you.

Mortgage servicing companies do not buy your loan, they only service them for your lender because the lender does not want the responsibility of collecting your payments and making sure you follow the terms of your loan, your lender pays the mortgage servicing company to be the "bad guy" on their behalf, if you don't make payments they do not get the fee the lender owes them. My loan has gone to three mortgage servicing companies, after the second one I researched how and why this is done, mostly now days it is due to so many mortgage servicing companies closing. I also have escrow that went up, the company that gave me my home loan did not have the right amount to pay my taxes for a year they only had 1/2 of the amount so my escrow payments doubled, now every year I look on the internet to find out how much my taxes are so I can anticipate an escrow payment increase. I don't like it but it is easier for me to pay each month than to try to pay the taxes on my own!

If your taxes and homeowners insurance increase so do your escrow payments!
