The property was $500 per month, plus $75 per month for property tax. They also insist on the renter paying for Dwelling Insurance, which covers their house in the event of problems, such as fire (not renters fault), wind, etc.

No insurance agent that I spoke to in southwest Georgia had never heard of such a thing, nor would write such a policy. Renters Insurance ,to cover our own belongings, yes. Over multiple emails and phone calls explaining this, they never said another word about it until two and a half later when my lease was 6 months from ending.

I had decided to not purchase the house, and stayed on as a month-to-month renter. On October 10th, Hurricane Michael hit and did significant damage to the house, with one tree coming through the roof and a second tearing the power meter from the outside wall.

They had me, the renter, clear the trees from the house and tarp the roof. I purchased the tarp, boards & screws, along with a drill & chainsaw to fix their house. They will reimburse me for the materials, but not the drill & chainsaw. Again, purchased to fix their house. They also had me, the renter, find contractors to give estimates for the repairs.

After receiving multiple estimates, they call to inform us that they don't have insurance on the house, still insisting that it was my responsibility to insure their property, and that they have decided to not repair the house. "Sorry. You have to find a new place to live."

The house was in poor condition when we moved in, with stick-on floor tiles peeling throughout the house, old linoleum flooring that was cracking and torn in the bedrooms that looked to be 30+ years old, holes & horrible patch jobs in the walls in every room, plus it was full of cockroaches. Steer clear of these people.
