Income Property Management is a near monopolistic rental property company in the downtown Portland area. Nearly everyone I've talked with has had similar problems with this company.

In my case, I was forced to break a rental lease due to a derelict property manager at Jefferson Plaza Apartments. Legally, this is considered a "constructive eviction"; wherein, the manager or property simply no longer offers a reasonable place for a tenant to live. Thus, I did not legally owe the company ANY money. Nevertheless, I allowed them to keep my remaining half-month's paid rent, and paid the one month fee required to break a lease. They then proceeded to demand another month's rent, despite the fact that the apartment had been rented within two weeks after I vacated. I stated my legal case to the company in writing and never heard from them again. I assumed they understood they were wrong and that was the end of it.

Now, four years later, I went to rent a new apartment and the apt. manager told me that Income Property Management was showing over $500 in debt on my credit reports with ALL 3 credit reporting agencies. I am now having a very hard time finding a decent apartment due to Income Property Management's dishonest and illegal actions. The collector who filed on their behalf- Oregon Credit Systems Inc (OCSI)- seems to equally as dishonest.

Income Property Management owns the majority of properties in the downtown area and therefore believe they can treat people as badly as they want with no repurcussions. I no longer live anywhere near Portland, so taking legal action would be extremely difficult.

DO NOT RENT FROM THIS COMPANY!!!!! They are dishonest, malicious, and genuinely unconcerned about their tenants.

 Income property Management manages properties for owners. Yes they may own a very few, to say they own most of downtown is absurd. What do you base this on because public record search proves otherwise. I have no comment on your money claim but property management 101 teaches every manager you can't accept monies from two parties on a unit for rent. I challenge the validity of a few of your claims.

This is such a common story in Portland. Someone needs to do something about Income Property Management! God knows the Better Business Bureau is worthless. A class action suit sounds like a good start. I will gladly offer my assistance, and I have MANY friends who probably will too.

Income Property Management owns the majority of apartments near downtown-- so if you dont like the way they treat you, they could care less. It's not like you're going to be able to rent from anyone else downtown. They also demanded-- actually EXTORTED-- money from me for no reason whatsoever. When I refused to pay they threatened to damage my credit rating as well. And of course, they did. I am in the process of collecting names of ex-tenants with similar problems to file a class action lawsuit regarding their illegal business practices. INCOME PROPERTY MGT. NEEDS TO BE FORCED OUT OF BUSINESS!!!!
