I can absolutely relate to both commenters on Jai Property Management's practices, or lack thereof.  I too currently reside in one of their properties.  I also know of other tenants (one who lived right next door) who became fed up with their lack of attentiveness and customer service.  I find it incredibly deceitful though not surprising to read they are not licensed to do business in the state of GA.  I have had major issues with the pest control and plumbing throughout my unit.  

Shortly after I moved in last year, I complained and complained time and time again about the severe pest issues.  I even met with a guy they hired to manage the issue, but the treatments never seemed to work.  I ended up hiring my own pest control service, which I am still paying for to date.  In their initial communications with me about the pest issue, they would reply, "since we are in Georgia, pest issues should be expected?!"  They knew I was a transplant from the more northern region of the country.  However, I have lived in other places and neighborhoods in Atlanta, and I had not experienced issues at those places like I have in their unit.

Where the plumbing issues are concerned, I had reported this to the management company on more than one occasion.  The last response I got from them was that there was no way around the plumbing issues in my particular community because they were built in the 70's, and they were apparently having issues with the main management company in working out exactly who needed to address these issues.  This is not an acceptable response when renters of Jai are suffering.  To date, of 3 toilets in my unit only 1 works and just barely.  Although these major issues were not being corrected, I continued to pay rent in full (not subtracting anything I pay for out of pocket for treatments, etc), on time each month.  More recently, I came into a dillemma that I was upfront and clear about with Jai Management.  The lady I had been working with who I had made arrangements with decided she would no longer accept the arrangements without notifying me.  It's interesting how they can communicate when something is financially challenged as per your agreement, but you can't reach anyone when it is time for them to execute their responsibilities are per the contract agreements. Now, I have to go to court (and pay the costs for that) to fight this.  

Remember those next door neighbors I mentioned? We ended up being really good friends.  They told me they paid a $3,000 deposit, half of which was to be returned after a year of timely payments.  When that time came and they were eligible, the management company refused to comply with that term of their agreement although my friends stated they had complied with their end.  They too had severe maintenance issues through all of this. So much so, they forfeited their entire security deposit to move elsewhere.  

Also, the staffing changes from month to month seemingly.  I never know who to contact for what which is a completely different story.  

 

To say the lastest news about this management makes complete sense considering is an understatement.
