Jill Vogel misrepresented the property at xx Vaughn. The property was mice and flea infested, smelled like an animal died once all the plug in she put in the outlets were removed, still had filth/debris inside and outside the property in which she stated she would have removed prior to move in. There were several alternate issues relate to property disrepair in which she to date has not addressed. This property manager or landlord, she uses the two interchangably but does not accept rent money in her name, knew prior to renting that the property was not prepared for habitation, however, allowed tentants to rent and charged a deposit of $800 for mice and flea infested unit. Jill Vogel violates landlord/tenant laws and refuses to take responsibility for her ill actions.

On two occasions she has presented to the property unannounced, invading my families privacy and quiet enjoyment. Most recently, on Saturday June 2, 2018 Jill Vogel presented to the property unannounced, and began to interrogatey son on who he was, and where I was located. I advised Jill Vogel to not come to the property unannounced, especially on a weekend, unless a 24 hour notice has been provided and/or she and I have made prior arrangements. Evidently, Jill Vogel did not appreciate the notice and responded for me to "stay in my place" (uncertain as to exactly what she means), and for me to show her some respect. The message was sent via text attached) that she will come on her property when she wants and I can only assume she has no plans to uphold her landlord obligations and/or give the minimum courtesy of a 24 hour notice. Jill Vogel rented to drug pushers and this property was infiltrated by swat, but she had the nerve to tell me, I must be hiding something? Strange woman with obvious issues, that has made my family feel harrassed and uncomfortable.

 Jill Vogel return 3 months rent to me, however continues to provide false statements in her responses to complaints. July & August was returned to me at the Franklin County Courthouse and the September rent was received with "return to sender" in which had to be recashed at an expense to me.

Jill Vogel refuses to accept responsibility for her negligence of landlord obligations and has become defensive. Jill Vogel placea blame on tenants for her wrong doings and writes outrageous statements.

 Jill Vogel stole my money. She recently emailed me when the allotted time to return my $800 security deposit has nearly lapsed. She was not to contact me directly in accordance to the court agreement in which she has to return July, August, and September rent to me. My family had to be out in 10days. The property was clean and damage free. Luckily I have video and photo to prove it. Jill Vogel has a minimum of two properties in Columbus, Ohio with extensive code violations and has misappropriated my security deposit to cover her own landlord negligence.

At this point, she owes me double. Peter Pollandt is the owner and lives in Florida. He obviously does not care that his chosen property manager is disregarded the ORC 5321 in it's entirety. Jill Vogel owes me $800 and did not furnish an itemized list of any damages with receipts to demonstrate remedy at the expense of the landlord because I did not cause and damage or loss, the property was inhabitable from the initiation of tenancy, hence why she had to pay me back my rent. Jill Vogel vommitted perjury stating I didnt pay rent, lied to Magistrate Danielle in her face after raising her right hand to tell the truth. However, I presented the certified receipt to orove payment.

Ths issue of the water was addressed at the initial hearing by the magistrate and was determined the water bill would not be considered given no agreement relative to payment on a shared meter was outlined in the lease. But Jill Vogel took it upon herself to state she deducted from the deposit along with many violations she was citated for on 8/20/2018. Jill Vogel has over 20 violations at the property I rented and many mire at the 2214 W Mound St property. This property manager is a thief, a liar, and a malicious person.

 Jill Vogel is a bold faced liar! On September 4, 2018 she lied after swearing to tell the truth, and stated she had not received $1700 from me. However, when the certified mail receipt was returned, low and behold - signed for on 9-1-2018. Never trust a liar!

 As an update Ms. Jill Vogel property manager for Peter Pollandt, property owner has been cited with 20 Columbus City Code Enforcement Violations: 4525.14 Concrete brick and masonry work, 4525.01 Rain Carriers, 4525.03 Stairs and porches, 4525.13 Fences, 4523.07 Screening, 713.03 Standards relative to rodents, insects, vermin, and othwr pests, 4523.04 Electricity requirements, 4525.12 Floors and interior walls ceilings and doors, 4525.03 Stairs and porches (basement), 4523.08 Structural Spaces, 4525.01 Structure to be watertight, rodentproof, and weathertight, 4523.04 Electricity requirements (kitchen outlets), 4523.05 Heating facilities required, 4521.01 Kitchen sink, 4521.08 Plumbing fixtures, 4521.07 Locks, 4525.02 Windows doors and hatchways.. Jill Vogel has been negligent in her landord obligations and knowingly with deliberate malice, misrepresented the property and accepted deposit and additional monies for an inhabitable environment. To date, August 25, 2018 the mice infestation issue and repair concerns have not been addressed.

 Jill Vogel Peter Pollandt Slumlord Commercial Point Ohio This property manager continues to make false promises to present to the property to address continued mice issue in which she ordered ORKIN and immediately cancelled after tjeyblaid down glue traps. This property manager lied to the Ohio Attorney General and reported she had provided extermination and sealant to remedy mice promise beginning in April 2018. In reality she has not addressed any repair or habitation issue since the move walk thru notice and/or report of mice infestation. This property manager lies and pretends to want remedy and reports she will come to property but never shows or calls to reschedule. A video of another live mouse was obtained on August 5, 2018 and provided to property manager as once again she stated she would come here "Friday at 1pm" and never did. At this time she was to pick up rent and water bill payment of 50% the total bill. When asked what she would be repairing and how long access to property was needed, this property manager never complied with request and failed to show up. This property manager was asked to bring a copy of the water bill that is on a shared meter with the neighbirs in the duplex. Upon move in this property manager noted that the bill was split in half. However, following several complaints filed on her she charged me additional costs. There is no outlined approach to payment of the water bill written in the lease, however, was agreed that the bill would be split equally for fairness.

This property manager provided me a bill following complaint to Ohio Attorney General that illustrates dates I had not lived in the unit and hand written usage cost for each unit with my unit being the majority of the total bill. There are extreme repairs needed in this unit imclusive of not limited to plumbing in which this landlord is well aware and refuses to address. I moved in April 6, 2018 and just bought a washer on 07/31/2018 receipt available. My water usage does not exceed the neighbors but the verbal agreement was for me to pay half and I was willing to do that. This landlord is a slumlord! There is water on the basement floor from a clogged water drainage pipe as well as leakage from the furnace with mold, not to mention the left side of the kitchen sink leaks, vents fall off walls, toilet paper rack falls off, gutters spill over copious amounts of water to the back porch, several open entry ways remain open for mice, mice still exist as this property manager cancelled the intervention deliberately stating living with mice was "nature". This property manager deliberately causes harm to tenants. There will certainly be an action brought requesting maximum prayer of the court. There have now been city code violations determined upon a recent inspection completed at the property as well. The property manager deliberately deceived me and took a substantial deposit for a unit in complete disrepair.

There has been absolutely no attention given to any issue to date by Jill Vogel. I found it extremely disheartening to find out by Orkin she had cancelled the original extermination order on April 26, 2018. The extermination order began April 26,2018 and glue traps were laid. Orkin was to return in May 2018 and every 60 days until the close date of the original agreement. Jill Vogel cancelled all followup appointments despite noting in text to me Orkin comes "every 60 days". How outrageous! How outrageous to have known there was a mice infestation prior to renting the inhabitable property and taking my $850 deposit. Jill Vogel was notified of an abundance of repair needs with walk through on April 8, 2018 and the approximate 15 mice visualized and/or caught in which to date August 19, 2018 or the owner Peter Pollandt have not remedied and obviously have no intention on doing so.

 Jill Vogel deliberately lied to Atty General of Ohio knowing she cancelled Orkin extermination immediately following glue traps being laid. I am still catching mice to date (video and photos available). No repairs have been addressed she is the epitome of slumlord. Jill Vogel is a vile human being who misrepresented the property, took monies for deposit on a property she admitted was infested with mice prior to renting. Who does that? The property is a complete disaster and has been reported to the health department and city code. Additionally, Jill Vogel has attempted to breach an agreement related to the water bill that is shared with the tenants next door. The meter is shared and the bill was to be split in half according to Jill Vogel at lease signing. There is no specific teems outlined in the lease related to payment of the water bill given usage cannot be individually determined. Yet, 50/50 seemed fair evn though i knew my water usage would not nearly equate to the neighbors as I had no washer at the time. Nevertheless, I knew in the future I would so I was still willing to split the bill.

Jill Vogel told me the quarterly bill was $249. (my portion that is). There is no way half of a quarterly bill is that excessive. This woman is malicious. She refused to show me a bill until I filed a complaint and she inflated my portion and charged for dates prior to my moving in the property. Jill Vogel is a liar and con artist. She stated more people live in my unit. This woman sounds ridiculous as the neighbors have same amount if not more with 3 adults, a teenager, and grandchildren. Regardless, the verbal agreement was to split the water bill and now she attempts to modify it. There is nothing in writing about the number of people using water determines one's usage amount. Jill Vogel thinks she is dealing with a hollow head when it is herself that lacks intelligence- clearly. I am sick and tired of these private landlords or property managers that take advantage. Perhaps the owner, Peter Pollandt is not aware that Jill Vogel is misrepresenting is property and violating landlord obligations. Never rent from this property manager!

 Jill Vogel immediately cancelled extermination via ORKIN after the representative came out to lay traps. I asked Jill Vowel to provide specific dates and times in which ORKIN would return to complete services outlined on the copy provided to me, and she refused to comply. It is evident why, as she cancelled extermination of the mice infested property, but lied to the Ohio Attorney General in writing, where she outlined she paid for extermination of the vermin filled unit. This landlord misrepresented the property, harassed and showed up at the unit unannounced on several occasions (writing for me to "stay in my place), refused to repair any items listed on the April 8, 2018 walk thru, refused to provide the "shared" she'd combination in order to access the provided yard work supplies (ie lawnmower). She did apologize in writing for her reactions of impulse and rage due to something related to loss of custody of kids or her step father dying, I don't recall; however, should still be held accountable and take responsibility for her landlord negligence.
