My husband and I visited Meadow Run's office in 2004 to see the homes and land they were advertising. We were shown the plans for Pocono Ranchlands in Bushkill and were told of all the plans to develop a small town, shopping, etc in the vicinity. How it was going to grow. We went home and decided it was not the right time.

In 2006, we followed an ad by Crystal Lake Builders and met with someone at the Bushkill office who disclosed to us that Crystal Lake was another name for Meadow Run. They use another name "to draw in more customers". Needless to say, we were shown around the development and decided on a lot then to build at another time. We spent way to much for this land that had water and sewage attached to it, credited for when we build.

A few months later we started researching meadow run, in the BBB and found many complaints but not any more than any other builders included LTS, etc. We decided to go for it and we started our plans.

We rolled our land mortgage into a construction loan with National City. We felt comfortable with them since they held the mortgage on our first home. That loan cost us $13000. Meadow Run advertised paying up to $6000 toward closing. Well, that was lost in the number fumbling as they gave us 'credit' toward the cost of the house instead of paying the closing costs. that loan should only have been $7000. So now we were paying interest on $48,000. In the year that was our contract, it took them 6 months to get permits and septic designs. Their rep Theo Quionones pointed the finger to the township for stalling, and for the Septic design company for canceling appts. When i called these people, they told me Meadow Run was the one, or that the work was already done.

Then, they wasted the beautiful fall weather and did not start our foundation until sometime in Dec. Of Course it kept snowing and stalling them. We hired a Housemaster inspector to attend all the inspections with us during this process. In Jan, 2007, we decided to take a trip to see the progress and found a shoddy foundation that was not deep enough for a basement, they never told us they had a problem obtaining the depth. The wall measurements were off by inches and a few of the wall were bowed out and missing mortar. We phoned the inspector, and he met us there 2 days later.

We took pictures and spoke with many of Meadow Run supervisors including Jim, Tony and Louis who tried to give us excuses but could not even look us in the eye. They finally conceded that it was poor work and they wouldn't build their own houses on it. I called the office and spoke with Theo again and demanded they take it down and start over. He said sure, no problem.

Our lawyer told us we had to ride out the contract, that if we fired them, they could sue us for breech of contract. We waited and fired them in April. No one ever called us to talk, reconcile, nothing. During the summer, I made a stop to the Marshalls Creek office and spoke with Gerry Gay Sr. He was "surprised and confused" He had no idea. I told him he would be hearing from the attorny generals office.

After I filed with the AG office I waited to hear for updates. I was assured by Terrance Green that "It looks like there will be a case against them. It should go to court and that they would follow them in Bankruptcy court if need be. I waited...

I finally called them in August and they told me that during their investigation into our matter and other similar complaints, they could not find a "pattern" to Meadow Runs behaviour so they had no case.

Very upsetting to say the least. Now I own a piece of land that I'm paying dues for, that I paid 3x what is worth and I Have no recourse. If their is anyone out there with the same or similar experience, Please, please, please, file with the AG. The more complaints, the better the case could be.

Gerry Gay Sr was part old coach builders which was part of land edge enterprises and which was fined by HUD and but never paid. I believe the amount was $8 million dollars. When it comes to building in the poconos (PA) be very careful. These guys are professional and know what they are doing. My suggestion buy a foreclosure for a third of the price. You will have the same problems with quality but be abled to afford to fix them. Go to (((Redacted))) and see all the fraud committed in the Poconos. Everyone knows about it but it is business as usual. These guys have deep pockets and can thwart off any attack. The above is an opinion and actual experience of what was said. BUYER BEWARE
