Mountain Home Rentals of Georgia serving Big Canoe, Georgia. Milked security deposit. Left us without water for 2 weeks. False statements ,email proof. Horrible service. Marble Hill Georgia
This company rented a (very nice) cabin to us in the beautiful mountains of North Georgia. The $1200.00 per month rent was reasonable but the $400.00 per month utility payment was not. Regardless, we needed a place to stay and agreed to it. We paid our rent early every month. Everything was fine until there was a water outage. We were left with no water at 3500' and had no choice but to vacate the premisis to stay with my fiance's parents. This agency declined to help us at all including contacting the owner of the property to see if we could work out a break on simple utilities (the water bill).
Fast forward, we moved out on May 31'st and spent 4 days cleaning the place. The rental agency suddenly said they needed a months notice to terminate the lease despite my emails telling them we were moving out in June (I gave advanced notice in FEBRUARY and kept communicating with them on my new job status regularly). I compromised and stated I'd give them 2 weeks rent for the miscommunication - which was not on my part but I wanted this resolved Fast forward... We moved out.... we spent FOUR days cleaning the place from top to bottom before we did. The place was absolutely spotless. They have a default cleaning service which costs 75 bucks just to "look at the place" and THEY found it satisfactory.
Fast forward to today.....we were supposed to get a check for $525.00 for the balance of our security deposit and I receive and email fro the owner David Sharp saying that they are cancelling the check to us due to some sort of further inspection (right out the gate they have taken beyond legal limits to refund our security deposit). At this point I have frankly had enough of dealing with this company and their incessant lies. I have better things to do than sit there and type a ripoffreport but if it helps others I am willing to do it. For the record, I have left out much of this story in order to not write a book but folks avoid this agency if you are ever in the North Georgia Mountains and looking for a place to stay. There are much better out there.

Owner of said company is lying and says he refunded my deposit. He cancelled the check as stated in my original post. I am currently in the process of taking legal action after my formal letter to the owner of this company was ignored. Georgia law requires the full return of security deposit within 30 days. This company is a complete ripoff and I have all documentation to prove it. I have received NONE of my security deposit back.

We rented a mountain cabin to this client for a year in the community of Big Canoe. We refunded $525.00 out of his $1,200.00 security damage deposit and $200.00 pet deposit. We deducted $600.00 for the last month of his contract stay, $175.00 for cleaning, and $100.00 for carpet cleaning because this client had two pets. We did not deduct the $200.00 for the half month's utilities because he did not stay in the property for those two weeks. All of these deductions are clearly stated in his contract and very fair and reasonable. The water was out in an area of 25% of Big Canoe which included his property for two weeks because of a water pump malfunction which we had not control.
