Tell us has your experience with this business or person been good? What's this?
We had purchaced a trailer from Oakwood Acceptance quite a few years ago. At the time we had no idea that they were as crooked as they are, if we had known that we would have never went that route. We were in an apartment, and had a few months to move, so we went to Oakwood.

We picked out a 14 by 80 trailer. We did the paperwork and they started looking for a piece of property to put it on, only they couldn't find any that would sell only rent; thats just what they did they put it on rental land that the owner said that when he was ready to sell, he would sell to us.

It took forever for it to get set up and we actually had to move into a hotel with 2 kids a dog and a bird. It was not cheap. We had to get a lawyer to speed up the process. We wanted them to pay the cost of the hotel, but we were just ready to move into our home, so when they declined on the payment but had our trailer ready, we moved in.

We were there about a year or more when the land onwner told us we had to one month to move, so we contacted Oakwood because we had the land put there because we were told that he would sell to us when he was ready. (Verbal agreement) as you know if its not on paper it dont mean anything.

They did nothing to help us in this situation, we were on our own. So We tried all we could in the short time frame we had. So we lost everything.

Now 3 years later we filed bankruptcy on this. Now its the 4th year, we are trying to buy a house. Oakwood has reported to Transunion that it was a forclosure, which of course its not because there was no land. Only a trailer.

Now all we need for our loan is them to sign a piece of paper stating that it was not a forclosure... only a reposession.

Oakwood flat out refuses to sign anything, even though they are illegally reporting wrong infomation to make things difficult for us.

First, if they say it was a "Forclosure", what documentation is there to verify this fact? This information would be available in your Credit Reports, which would only cost $9 per application. You might even qualify for a free one, for the year, if you suspect documentation has been potentially falsified. You have the right to dispute this claim through TransUnion, according to the Fair Credit Reporting Act. If you have the time, access www.ftc.gov, and the information is there. I also want you to call this number: 1-877-FTC-HELP. Ask them to refer you to the specific documentation you will need. Disputing the claim might take some time, but if you have the necessary evidence, show it to your Loan Officer, of have the FTC direct you to the proper authorities to protect and validate your documentation. Really, the Courts might be the only ones to require the originals, anyone else should just get photocopies. Even while you call, go through all of your documents. If you know for a fact, this was a "Repossesion" and not a "Forclosure", you should have some type of "Notice" documenting this legal procedure. A Repossesion would appear differently. Your Loan Officer can make that determination, with you. What papers were served when this happened? Check your Bankruptcy Records. Those Records would attain valuable information, as to your specific unpaid debt. Look for the Repossesion Information, and NOTE that area of the documentation. Review your Tax Records. You might find something there, depending on when the Bankruptcy was filed, and the Repossesion took place. IF they are illegaly reporting information, there are penatlies. It is true, they are not obligated to sign any form or contract. But, if you have the evidence, there are consequences for that refusal. They will have to pay a price. Call that number, and I pray you have saved all of your documentation. Get back to us, if you did not or are unable to locate them. Hope everything works out. Rip-off Report Volunteer
