Our offer was accepted on a 2003 manafactured home. 4 bedrooms, 2 baths so on and so forth. well anyway, we were preapproved for 75000 and our bid was accepted at 60000. our realtor sent him the purchase agreement then our guy there (lets call him "Frank").....Frank calls and says congratulations on your bid being accepted, the bad news is we can't give an fha loan on a manufactured home.

So, well the age old question i then decided to ask....exactly why couldn't that have been mentioned the day we got a preapproval then and we would not have looked at a manufactured home. He said i don't know i can't answer that.

well, i was very upset because we have looked at house after house for the past month or so and every thing we have bidded on was out bidded by another. we finally get our bid accepted with the preapproval then bam, this happens. as soon as i hang up with quicken, i call my realtor and told her what he said. she pretty much said, that you can get an fha loan on a manufactured home, esp when it already has a concrete foundation and it's on land. that fha loans are approved all the time for this type of home, the fha inspection had already been done on this home and it passed so that wasn't the issue.

so now we are working with someone else locally which is just something we should have done in the first place and so far so good. we have about 18 days left to get the next step finished, wish us luck i think that it will work out for us. but, don't use quicken loans because obviously they can not be upfront with alot things they need to be upfront about.

quicken loans was the company that gave the preapproval my relator was talking to them. we got the preapproval from quicken which is where the "he" came into place the "her or she" is the relator. i didn't mention the relator company because i feel it really wasn't her fault to begin with, quicken loans employee "frank" should have mentioned from the beginning that we were preapproved for an fha and that manufactured homes were not included in that. i did not give names, addresses and phone numbers because rip off report states not to. my rip off report isn't fake, i don't waste my time writing fake reports. i write when i get upset, and when i originally wrote this, i was upset. that was then, this is now and i'm just responding to a comment that kind of got under my skin. now please unless you really know me, please do not assume i made up the report. thank you and have a good evening

so is your Realtor a he or a she? you first state you call him and call him Frank. then you said you contacted your Realtor and told her. so which is it? then you state that your Realtor pretty much said. This is where you need to be specific and state just the facts. What did your Realtor say? you have to state what was said word for exact word. you have too much nonfactual information in your story for it to be believable. Just who was your Realtor and when did all this take place. You need to clarify a time frame. be as specific as you possibly can. The information you have written is too vague. My advice to you is, the next time you write a report make it an actual report. For that to happen you need names and dates, and possible place of occurrence or an address. Don't worry if you don't have an address. You need to include in your report exactly what happened. State only the facts. List the facts in chronological order. You can not contradict yourself then expect someone to believe what you say. I hope this helps you in the future.

Id go to the board of realtors in Indianapolis and tell them what happened. BTW Who was your Realtor? who was the listing agent of the property? and was your realtor Also the listing agent? If your Realtor was the " Listing Agent" you need to report it to the Indiana board of realtors and Indiana Professional Licecense Agency.

we were pre approved not pre qualified and i know there is a difference. this is the thing, we didn't know what we were looking at and actually we weren't even told we were pre approved for an fha until our realtor called. but it's done and over with, there just needs to be better clarification

Jennifer- The reason why Quicken Loans is not able to fund a manufactured home FHA loan has to do with the specific licensing the company holds. Some companies can do those loans and some can't. First let me say that I am sorry to hear about your misunderstanding with your banker "Frank". The foresight of the mortgage banker to ask you if you were looking for a manufactured home is on them. Especially if you are a first time home buyer. I would never assume that a client in that low of a loan amount range is just looking for a "brick and mortar" home. Realistically though, people make mistakes and miss things. On a pre-qualification, which is NO GUARANTEE of anything, I find your report to be unwarranted just because it was only for a pre-qualification. I truly hope your process is going smoothly and if you wanted to prevent this sort of thing to happen to someone else I would suggest you speak with the bankers Director and have the banker coached on it. It would have taken less time and would have been more effective than this. On the other hand, I am surprised that the banker didn't ask you what type of house you were looking to buy. This, I know, is a required question to be asked in our process. There are many specifics during the home purchasing process. If you were just looking for a pre-approval, which they probably got to you in like 20 minutes, unfortunately things will be missed. At least they told you immediately upon receiving your purchase agreement, which meant you lost nothing but a little bit of time to find another lender. This is why your realtor and the lender are supposed to work closely together... to prevent any hiccups. With this day in age of lending, guidelines and programs can and will change on monthly, weekly, and even daily basis. Programs come and go as lenders try to find ways to get people into the homes they want and need. The government, Fannie Mae, Freddie Mac, HUD, they all make changes which trickle down to lenders. I felt sorry for the 3 clients I had pre-approved for homes with Down Payment Assistance which was outlawed in the Housing Bill Bush signed a couple weeks ago. Things happen, we are human, we do make mistakes, I can imagine you may understand that. Good Evening.
