Complaint Review: ReRam Khosrow Sadeghian - Denton Texas

I just wanted to inform you and everyone else that might stumble across a shady dream of possibly renting or owning the home located on Izzy Lane. The house looks like drug dealers resided in there or homeless people. The place is trashed and should be condemned. I went to look at the residence, possibly to purchase since the craigslist add and realtor said the owner would work with me. Upon looking for the house that sits far back from the road and has trash all upon the yard, I decided to venture inside the house since I had permission from the realtor to do so. I should have been cautious since the realtor wouldn't meet me there (that should have been my red flag, as well as the neighbors not knowing the residence address even existed). I walk to the house practically tripping over trash laying in the yard and find the porch has a broken down couch sitting on it, nice huh! The door is busted and open, glass is laying on the ground and the floor looks torn up. Walking through the house there is furniture, clothing, items left everywhere. Hornets hives everywhere inside the house even. I know the electric company would not turn this places electric on since the breaker box looks like someone messed with the wiring. In fact, the panel under the box is torn off the wall and you can see daylight. The windows in the house are open, possibly to air it out? I wouldn't think it would matter since the front door is open and the house smells horid anyways. I looked farther into this house to find the last residents had a family member die inside the home on one of the beds that was left in the house. So, what happened to the family that they left everything they owned in the house is what I wondered and feared? Kinda creepy feeling I have now! Basically, this house needs to be condemned and torn down, not rented. No bank will give a loan for this place, I this for a fact! The house is worth $30,000, yet the owner wants $139,000 for it. Does this sound right when the house will need new floor, carpet, tile, replumed, electric redone, new bathroom sink, tub,a new front, side, and sliding doors, windows, possibly new walls, painted, sided, dumpsters brought in to clean the inside junk out of the home and the junk outside the home picked up. Does it sound worth it? I myself think not!

This individual tried to sell us a house in Collin County,Princeton Tx to be exact,that had not been lived in so long the power company wouldn't even turn it on without an inspection. Mr Sadeghian did not offer to have it inspected "in good faith" that it was a solid house to buy. He also failed to tell my spouse that there was a $65 app fee until we got to the restaruant parking lot to hand over personal info to do the app for purchase of the home.Kinda shady I think but ok. He accuses me of being "affraid" to put the $250 down to "keep it off the market".No I was smart not to put the whole $1,800 down with seeing the contract. I looked him up on this website and others and saw his character and backed out of the deal. He said after approval my $250 was non-refundable.

After going back and looking at the property I really am thankful I did not buy it or the other property he had here in Princeton. He had only 1 that I could see was decent on the outside. Do not buy from this guy if you are smart or unless you have the money for a "fixer upper". Funny he claims all these people who rent or buy from him and he only has one posting that says good things about him.He is a hippocrite and says bad things about the internet and yet he used it to do background and credit checks.
