I am a former asssitant community manager of American Residential Communities. In April of this year, 2013

 a compnay by the name of RHP Properties took over my mobile home community where I worked and where I lived. For financial reasons ARC was not clear about to their employees, RHP Properties took over very quick. The acquisiton which was set for the Summer, was moved up incredibly almost overnight to April 15. This company took over and 'rolled out a nice welcome mat'. It was explained to us that RHP was going to offer employment to the employees of ARC on a 'trial basis of 90 days or 3 months'. We were paid vacation time, sick time, personal time payout from ARC but was still able to keep our insurance with out it lapsing. The only problem being the amount per pay period taken out of our paychecks was incredibly higher then before for their new coverage. Ok, a bit annoying but we still had coverage. Small changes, but hey we were all lucky to have a job. In April at the end of the month we were sent for training for the computer system in their NY Area headquaters in Syracuse. I had to drive because the compnay would not pay for a car to get there.  My boss's car was out of commission as was my other co worker. It was a 4 hour drive and we were expected to report to a meeting upon getting there. We get to the hotel, check in real fast, and they hustle to a meeting where we were already a bit late in the first place. The entire training resulted in about a day and a half total. The 'trainers' explained themselves to us as 'employees that moved up in the company who were not really trainers at all'. Needless to say, we left this 'training' feeling very foggy on what we all just learned and not very trained at all. After we got back from the training (another 4 hrs of driving) we were expected to put in another few hours worth of work.

After this training a few months went by and we started to see just how incredibly cut throat, cheap, and micro managing the company really could be through their numerous conference calls throughout the days, weeks, current months. The first of many conference calls had to do with delinquency or how much money was owed from the residents to the community. With ARC they were a bit leiniant on making partial payments or payments that were just shy of the entire amount. With this new company, RHP Properties if the rent was not paid in full by the 27th or 28th of the month we were instructed the only way to accept that payment for the current month was to take the payment for the next month as well. If the resident could not come up with the whole amount for the two months, they would be sent to court for the eviction proceedings. I had a resident subponea me because of the lies my boss told her about her payment and why we could not accept it. I had watched and heard the community manager lie to the residents regarding payments, being sent to court, and blaming the entire thing on 'corporate'. Starting September, the company was now going to tack on to the residents rent bill a 95$ charge for issuing a 30 day notice. The fees went up from there. The second conference call was about 'leads' or people coming in to look and buy mobile homes. I was written up because I had asked a guest if they could come back to see a home. My boss was in a closing and she instructed me to 'lock the door and get on the call'. I was just in the middle of locking the door and people came in to see a house. They said no big deal to come back. They came back, I showed them the home and the NY District manager called them. Why did he call? to set me up for a write up. These people had called corporate 2 weeks earlier before they had ever stepped into our office. The prospect guests never came back because of the way the District Manager spoke to them. Moving forward, little by little we were getting attacked by the district manager about our job performance, numbers etc. I remeber calling the district manager to discuss my write up about something and it ended up him screaming at me telling me to 'shut up' and calling me 'vindictive and selfish when things do not go my way'. At that point, I went to HR..

That was a joke because no one ever responded. It almost seemed to me shortly after I went to HR, the DM's abuse got worse. A little info I forgot to mention: At this point my boss was out for a week or two due to a death in her family, so she was not aware of what was happening. After the dust settled from these incidents my boss ended up getting fired. The District Manager came in on a tuesday and fired her. I was told that this is 'my time to shine. to really prove what you can do'. A week later I was fired for something that I thought was already done. I have yet to recieve my final write up and statement of firing or my termination letter and its been 3 weeks now. Needless to say thisn company sucks. They changed procedures and methods of doing things far too many times to keep track. They lie to the residents and promise them things and never follow through. A resident had a retaining wall that was being destroyed by bugs and creatures, the Regional Vice President and the NY District Manager looked at it, and told her it was her responsibility. Another resident over the Summer time had an umbrella from the pool deck fly up and hit her car because the umbrella was not secured properly. The company told her it was not their fault and she had to pay for it. She did not settle and made them pay for her damage. Raising rents, tacking on fees and lying to your residents is no way to do business. Treating your employees like machines and reprimanding them when they make mistakes is really no way to do business. I am not really sure how a compnay can get away with illegal actions such as adding on more money for rent, not fixing property (when it is theres in the first place, etc.). A poor compnay with a poor poor attitude. Do not buy a mobile home from these people.
