I would stay away from this company.

We tried to rent our home through them, and they required a $200 deposit, which they said they would use for repairs, etc. When we signed our agreement, our lease agent, who was sitting at our kitchen table, told us we would "not lose a single penny" if we terminated our contract. He also confirmed this again in writing in an email.  However, we never received a copy of our contract, even after requesting it several times. 

After two weeks of no leads on the home (when he promised the home would be leased in 13 days) we expressed concern.  He immediately said he had a couple from California who wanted to look at the home and move in right away.  However, they would not require the lease to be signed or a deposit to be given until the move in date, which we felt did not give us any security to move out of our home.  We never saw or spoke to this couple, but were told they were turned down due to "too many judgments" on their credit record.

During this period, another weird occurrence happened.  I received a call from a man I had never spoken to, saying that someone needed to come out to inspect my home, making sure it was suitable, and they needed to do it within the hour.  Seeing how we had already had had an agent out, who took photographs, I thought this was very odd.  I told them I would be out, and they insisted that they do the inspection without me home.  I was not comfortable with a man being alone in my home, "inspecting" it, without me there.  It is one thing to enter my home when bringing a client, but quite another to insist on an inspection with the owners gone.

When I told him no, he got irritated with me, and I told him I would be home later that afternoon.  He said that would not work.  I said how about tomorrow?  He said that would not work, either.  That day and time was the only time he could do his inspection, and he wanted to do it alone that morning.  I was still uncomfortable and said they would need to come out when I was home.

Two further weeks passed with no interest in our home.  We noticed that they were not posting our home like they said they would-only once every three days.  When they would list it, we saw that they were listing if for sale (which we did not have a contract to do) and that it was for $20,000 less than we could sell our home for.

We decided to fire Texas Lease Houses.  At this point, our leasing agent suddenly had another prospect, also from California, who also wanted to move in right away.  We terminated to relationship immediately, recognizing the fact that the "story" and "clients" were repeating themselves.  (There was obviously no client-they were telling us this to keep us on board.)

We emailed to tell them that we wanted our $200 deposit back.  No answer.  We called, no answer.  We finally received a text message saying that we could cancel the agreement, but that they would have to charge us a $200 cancellation policy, which was conveniently the same amount as the deposit we put down for repairs.  Of course this was in conflict with them telling us that we would "not lose a single penny" if we terminated the agreement.

Upon further research, we discovered that the owner of this company has had his real estate license revoked by the state of Texas and could not sell our house.  Our leasing agent was also not a real estate agent, and could not post our home for sale.  Also, there was no contract saying they could post our home for sale. 

We have problems with this company because:  1. Did not refund our money when we terminated our agreement with them when they said they would. 2. Posted our home for sale without permission and for $20K less than we were willing to sell. 3. They did not post our house with regularity. 4. They have had their real estate license revoked.  5.  Insisted on doing inspections without the owner home.  6.  Not requiring a lease signed or a deposit given until the move in date.

We still have their rental sign and lock box, which they have never bothered to pick up, even though we have left messages with them to do so.

Our experience has been the people in the office will pretend they have no idea what you're talking about, that this is a doctor's office. In reality, Texas Lease Houses, its employees, and its "silent partner" Matt Misczak are hiding out here because they are hoping to fool people into thinking they are out of business. You will be able to find him and his employees here. He drives a gold Mercedes SL, his wife drives a maroon Mercedes CLK350 Convertible. Good luck to you, it appears they are trying to take off with all investor's rent from Feb and Mar and disappear. Many of us investors have banned together to get our money and seek justice.

We consider our relationship with Texas Lease Houses to be a very important component for our homes being marketed and we value their assistance greatly. I would strongly recommend them to anybody looking for a leasing, a loan modification, or property management. The passage seems to be only half the cookie. Where are all the important facts. I'm sure the contract has a termination fee just like any company would. Hell Orzaka charged me an early termination fee because I decided I didn't want any more water delivered to my house. So maybe they missed a couple days or maybe they were on time everyday. Who knows? My point is that nobody will know the true story and the writer will never tell on themselves.  Its just something that people should know and its really common sense. EVERY company will charge you an early termination fee. I don't care what anybody told you and it maybe you miss understood. You should not rule out all the possibilities that could have taken place. Thank you Texas Lease Houses for your dedication to everyone.

Managing property is a difficult task for some managing companies but not for Texas Lease Houses. What they advertise is really what they do. Dealing with many companies over and over was stressful, but I finally hired a well established company I can fall back on and be happy and not have to worry. To this day I still am being treated like their only customer. I get phone calls answered, I get updated if any issues, and meetings are always scheduled like they planned. All these other issues that were written a report on I would have to say are not true. I want to see proof of this otherwise I think is just a hoax. When people go to court they need proof and they cant just say "he said she said", they need proof. I have heard of this issues with other property management companies but not for a second will I believe this statement is true. I know many other customers and they all are happy. Some are my friends and others are my family. Consumers diserve to know the truth but they are only giving a one sided story. They wont tell you EVERYTHING that happened or what was said, of course not. Who would? To this point I suggest for consumers looking for more information in other sites and what the majority of the people had to say not just one person. Thank You Texas Lease Houses for your great customer service and this website for letting me have a voice.

Great job guys on completing your tasks on time. Thank you so so much. We all know how important it is to keep your customers happy and energetic with everything. Your 24/7 maintenance hotline is spectacular, and everything is up to date. Thank you and as far as the information the narrator states in this report I think is inconclusive. Can the narrator provide some evidence of this story. Who really knows what happened. Texas Lease Houses has been faithful to me and my family and we have been overwhelmed by joy and satisfaction. I am very happy with my service. I really thank you all for great quality work and for your committment to your customers. I honestly really thought all the companies were like that. As far as the writter of this report, I dont know how he made up this story but I dont believe one second of it. For the consumers out there looking to get some good advise, go out there and look to see what other people has to say. Dont go by what one person had to say go by what a lot of people had to say.

Customer Service is the best. I am an owner of a property that is managed by Texas Lease Houses and I must admit its been a real pleasure to work with this company. I have great tennants moving in my properties and I get notified immediately if there is any kind of problem. Their 24/7 maintenance line is there to help and help manage my property when I am away from a business trip. Nothing more I can say, but thank you Texas Lease Houses.

One of the greatest companies I have done business with and will definately stay in business with them. TLH's employees are dedicated to their customers and will definately go all the way to help you. I had one of the agents drive almost two hours to met me to have a talk with me. Who will do this? Their 24/7 maintenance response team is a great aspect to the company to protect the houses for the owners and keep the tennants safe and sound. The report that is filed on this company is a lie. Why is there 10000+ happy tennants and owners and ONLY ONE upset tennant or former tennant. I dont believe that this story is giving everybody the whole story if any of it is true. I recommend this company to business partners and relatives. I would NOT recommend them if they were a company like discribed in the report. This report should have not even been filed. And like the other comment said the OP states "they" too much making them in a defensive about the issue. My recommendation to any consumer is plain and simple... Texas Lease Houses is the way to go. Thank You for the oppurtunity to exercise my 1st Amendment. And this report should not be exploided to public unless otherwise proven.

First of all I wanna take the time to thank Texas Lease Houses for all the effort and hard work they put in for me and my family. The professionalism of this company is spectacular and make the transition smooth and easy. The agent was with me all the way and I don't have anything negative to say about this company other than they take care of their customers. Now for the report that I orginally wanted to express my opinion on... I read that "they" did this and that but is there anything that can be proven? I can easily go and write reports all day and complain about a fast food restaurant and say they forgot to add cheese to my cheeseburger but who really knows if they did their job or not. I can go on and on but that would be unethical and inappropriate. Unless something can be proven, which most of it can't because the OP states multiple times that "they" said this and that. So please, can someone look further into this and I would like to see a resolution to this inappropriate report. Thank You.
