I recently went through Texas Lending to purchase a new home. My lending officer Delbert Knight assisted will getting a FHA loan. He stating that we qualified and was approved for a loan. He sent the commmitment letter and all the contracts were signed and we went and found a house we wanted to purchase. We thought everthing was finalized and set to move forward but that was a lie. It seemed like every time we thought they had everything to proceed with with the loan, he kept coming back over and over again request this document and that document and it seemed to never end. I was contacted by the loan proccessor, Cindy Branighan at Aspire Financial request more documents. We complied with everything they asked for and we thought surely this should be it but we were wrong again. My realtor called D. Knight to see if everything was going as planned and he stated that he and the rest of the employees at Texas Lending and Aspire decided to deny the loan. All the time myself and my realtor were in contact with D. Knight he never stated that there were any problems and he also stated that we shouldn't have a problem with having getting another loan under FHA when he was full aware that the home we are in now was an FHA. We asked him did we need to sale our current home numerous times before this process started and he stated that we didn't need to because our ratio was high.
 
Then he call and stated that we need to rent our current house out even though this wasn't stated in the contract so we complied with this and the loan was still denied. He withdrew $499.00 out of our account without notifying us or our realtor and now he is stating that this money is no-refundable but the contract doesn't state this. He had us to send in $1000.00 earnest money in knowing that the loan wasn't going through. This company has waisted our time and money and the realtors and sellers are out of money also.

I think this company needs to be stopped and I wouldn't recommend anyone to use this company to get a home loan without researching everything before proceeding. I've never experienced anything like this and I hope I never have to again. This company has destroyed my hopes and dreams. Something needs to be done to stop this madness as soon as possible.

I thought that  Bob Boldt and Michael Todd would do what they said. I was informed that they would use my same information when Delbert Knight messed up our previous loan. I provided Bob with the updated check stub and bankstatement and we thought everything was fine and was going to go through but we were yet wrong again. Bob came back and informed me that my credit score had dropped under the 640 mark all of sudden. We he started working on the loan again was score was at 663 and I don't see why it changed so significantly from the time we first spoke until the time when it was time to approve the loan. It appears that they were waiting for any excuse to come up to deny the loan. I asked the about the earnest money I lost due to no fault of ours and they are coming up with every excuse in the book not to refund the $1000 back. They said that they will still be working on the loan and it may take a couple months for my score to go back up. I don't have any faith in them anymore because I feel that it will be another excuse in a couple of months to deny the loan. I seek a second opinion for another lending company and they stated that I am in good standing and that the only thing that is holding me back is that we need to sell our current home. Texas Lending has made no mention of this. I and sick and tired of going back and forth with Texas Lending. I just want to get my earnest money back and be done with them. I will continue to persue this matter until I get back what is due to me. You get to a point that you get tire of people takiing you hard working money especially in the economy and act like it no big deal. I believe I will have to seek legal council at this point and I'm just ready to move on.

MAKING GOOD ON THEIR PROMISES

 I have been in contact with Texas Lending since my last report and I have been speaking with threen men (Michael Todd, Bob Boldt and Nick Amad) from this company and so far the have been making good on their promises. I have received a refund of my $499.00 and Bob Boldt is currently trying to get us approved for a conventional loan and has been in constant contact with my mother and myself. We are still working on a solution for the $1000.00 earnst money and I truly believe the will do everything possible to make this process go as smooth as possible. This is really the type of customer service we were looking for when we signed up to do business with Texas Lending. I hope all goes well and that we end up with our dream home. Thanks guy!

My mother was going to be the co-bower on the mortgage loan loan and they requested that we write a letter explaining why we need to move. My mother is disabled and D. Knight was fully aware of this so we complied with the request. He came back and informed my realtor on April 16, 2013 that they had a meeting and stated that they don't do FHA loans based on disability reasons. D. Knight also stated that they said we have been living in a two story house for eight years and why is it that we need a one story home now and that my mother can continue to walk up and down the stairs. My mother had an accident about fifteen years ago and her help conditions has change over the years and it prevent her from climbing up and down stairs without falling. The D. Knight and C. Branighan came back and request a doctor's note stating that my mother can no longer go up and down stairs a week before closing. My is on social security disability so I didn't see why we had to go through all this changes. They also questioned our finances and wanted a paper trail and documents on funds that was deposited into our account. We complied with this also and provided a bankstatement. We felt as though they was the IRS and stead of a lending company. Since they were giving us so much trouble with this loan we escalated the issue to Nick Ahamd the sales manager and they said he was going to try to push through a FHA special financial loan and this turned out to be bogus also. The people are crooks and liars and I would never do business with them again.
