Attention: Texstar Properties of Central Texas taking advantage of Military Families. Do NOT rent from them if you want your security deposit check back!!

I rented from Texstar for 15 months, paid my bill on time, did everything they asked of me. When it came time to move out is when all the headaches began. I gave my 30 day notice, paid everything I owed, completed every single item on the list of move-out procedures, cleaned my place from top to bottom and was told that if I did indeed complete every item I would be guaranteed my $450 refund check. I handed my key in on Dec. 2nd 2005 and have not heard one thing from them.

No check, no calls back, faint explanations and promises of looking into it, but no one has yet to give me a reason. (I have placed well over 25 calls to Texstar to try and allievate this matter) I was told that I would be getting $105 back, but that was 5 months ago. They claimed the check was sent on January 1st (because on the lease it states that I am by Texas law required to have either my check or an explanation of reasons why). It is now April 2006 and still have not received it, or a straight answer.

My property was in perfect condition, I had the carpet cleaned and sprayed for insects, (professionally) walls, fixtures, doors, windows, everything spotless. I still have not received an itemized list of deductions, which I will most likely laugh at if I ever do see it.

I've talked to the owner, numerous employees, and documented every conversation I have had. I've written a letter expressing my concerns, asking nicely to just resolve this issue. Heard nothing back. I now recently was told that my case was closed in the month of February and I owe them money!! (when just last week they told me the check for $105 was getting cleared by the bank and sent that week)

If you want an honest answer, or even a company who treats customers with respect, is helpful to resolve issues and won't take advantage of you when it comes to them holding up their end of the bargain--Do NOT rent with Texstar Properties. I do not live in Texas anymore because my husband is deployed and I moved home for a year, and it is impossible to get a straight answer from them. I wish I could talk face-to-face, but cannot.

WARNING--I am trying to save anyone the stress and headaches of being taken advantage of. Please listen when I say rent from a company who does a walk-through prior to move-in and move-out, otherwise they can claim you ruined thier property anyway they like. Document every single flaw (in writing) with the property or they will say it was you!

Watch yourself, when thier are companies who will try and make money off military personnel who don't know the in's and out's of renting, like Texstar, you need to be aware. I wasn't, and now am being taken for $450 when I did absolutely nothing wrong. Please don't let this happen again... Document everything and research the company you rent from, ask people in the community, contact the local paper, the better business bureau, anything.

I do not have enough information to respond to the file. However I find many inaccuracies in this report. 1st the majority of tenants recieve a refund of the security deposit. 2nd Guarentee is a very strong word but not accurate. Every step of the move-out process and accounting of your security deposit is outlined in the lease that was signed by you and the Texas Property Code. Without the tennant information I cannot look at the file. But for other comsumers there are points that should be raised. A. If you dont understand the lease have it reviewed by JAG on the post it is a service that is free for service members. B. Was the lease fullfilled, was it in a renewal, was the notice given under the military clause or was it on a month to month basis. All move out are conducted and initially filed within 30 days.
