We got a letter in the mail from 2009-A SPECIAL RELIEF ADVISORY RE:Rate Reduction Notification Mortgae Relief Law Center.

They had our Loan Amount and said we have been preselected for a 4%loan because the Federal Government has called on lenders and services and banks to assist homeowners.

My Husband Jumped on this! When we called we told them we are not trouble on our loan at all nor have ever been late. He said that is ok we still qualify and need to send in copy of our W-2's and Pay stubs, and Bank Account. My Husband Faxed all this info. to them and then they called and sent us a contract to sign and send them 2,900.00 as a retainer fee. I told my Husband this is sounding strange when they told him he can miss 4 payments and that would be put back on our loan. We will get the 4% at our same bank but we can not talk to our Bank about this!

This is when I saw Howard Clark and went to his website and typed in this question on his forum and I got a respond to this website it was a Scam. I am now worried as we gave them copy's of Pay Stubs and Bank Statements. We have a big contract to sign and we can pay with a Credit Card but we must copy the front and back of our Credit Card.

having worked with this nitwit for almost 8 mos., it is obviously he who wrote these letters for alleged clients on his own behalf. You see, Terrance is not the sharpest tool in the shed, and from the countless inner office emails we all recieved while workining in this office, his language skills stand out. He might have a 7th grade education, as is evident in each one of the "client letters" posted on this site.

Mr. Colombana ran a very loose ship with the main objective being for us to get paid, we needed the clients to pay for a service that was most likely never to be completed. There were 2 times in my tenure working here where Federal Law Officers came into our office, and took people away. Jared Tornow, the sales manager and part owner is serving federal time for mortgage fraud and R.J another owner was arrested on drug charges. After Jared was arrested, I quit and glad I never looked back at these people

Thank you James for placing your confidence in us. I think with the first posting there has just been a misunderstanding. We can get our clients a rate of 4%. In the last week, we've gotten a few modifications back at 2%. It depends on each person's individual scenario so we cannot guarantee any particular result. Regarding the missed payments, we never encourage our clients to miss payments. We are here to help people save their homes. The best way to do that is to always make your payments on time. However, not everyone can afford their payments. We did tell our clients that we could not help them unless they were behind because lenders would not consider modifications for borrowers who were current on their mortgage. We DID NOT advise our clients to miss payments intentionally so that lenders would believe they had a hardship when in fact they did not. That is a dangerous stance to take when the end goal is to keep your home. Notwithstanding, the government has passed new programs since the first posting that allow us to help borrowers who are current on their mortgage. Rates go as low as 2% (generally for 5 years) and then cap out at about 5% thereafter. The term of the loan can be stretched out as long as 40 years and several lenders are now offering principal reductions. If anyone has any questions regarding this posting, I encourage them to contact me directly at (949) 502-4530. Best regards, Brian

I was contacted by this law center in response to a inquiry I made on the internet about President Obama's Make Home Affordable program. I have since entrusted Mr. Brian J. Colombana with my case including a retainer processed by credit card. He has also received much of my current personal and financial data. The information was gathered by his staff. As I stated, I personally spoke with with Brian J. Colombana. I also spoke to Terrence England and two different females and three other male assistants. I decided not to provide the other persons names since they are not currently mentioned here. They all seemed honest to me. I have to admit that this posting has me questioning if I made a good choice. I obviously felt good enough about both gentlemen to go forward with retaining their services. I have signed an agreement. I am going to honor my commitment and I am fairly confident, and very hopeful, that Mr. Colombana will honor his. I did check the Bar prior to signing and Mr. Colombana is a new attorney. He is, however; an attorney. I have been able to contact him personally to date. He has assured me that I am in good hands. I have no reason to doubt him other than this post. If this post is false!... I just want to say to the person responsible; "I hope you realize the extra stress you are causing me and my family." It takes a lot of courage to trust these days. I have always believed that without attorneys many people would have little voice before the law. I have to admit that I feel better about having an attorney handle my loan modification. Today that man happens to be Brian J. Colombana. Brian, please continue to diligently process my case. Sincerely, James M. - San Pedro, CA.

Hello everybody how is every one today. My name is Terrance Englund and I was pretty up set by the first posting. I always try to be honest with my people and fair. When it comes to the first posting the client didn't understand that the only way we could help his situation was that if he fell behind. This program that we are doing is not finance it a loan modification. Its based off a hard ship. I never told him he had to fall behind in his payments. The underwriter advised him that if choose this program it would be his choice but that he would have to fall behind. Our Law firm has the best underwriter team doing this product and also the best attorney who does not have a complaint on the Better Business Bureau and also on the Attorney State Bar of California. That is my side of the story thanks.

So from what I am reading Terrance England talked to several people(by their own posting) and told them of this posting. Yet did not have the time to present his side? Within a 20 minute period 4 of these posts from someone calling themselves "Client of Terrance Englund" from RSM(so at the very least these were the same person). Then the next morning again within another 15 minute period rsm chimes in again, but 2 others(at least these were from other parts of the country)....Ummmm But a real "busting" factor is that the first post by "Client of Terrance Englund" from Rsm, CALIFORNIA. Signs the post "Peter Letouse from MARYLAND". Last time I checked those are two different States on two different coasts.

Hello to every one who is reading this posting. My name is Michelle and I was speaking to Terrance England yesterday and he told me some one posted a negative comment about him. He was my case manager and he was great. He moved quickly and got me a answer if there law firm could help me. After being a client I was contacted every week on my status by the underwriter team and heard from Terrance England daily asking how I was doing. Do not take the first comment seriously.

It to bad you read posting like this. Terrance England was great. I just got documents back last week and I was able to get a 4.5% fixed rate. Terrance England never told me to fall behind he said you have the option to go that route but it was totally up to me. I am very happy that I got too speak to this young gentleman. He was great and I am going to bring my friends and family to work with him.

On the comment against Terrance Englund that is false information because when I was working with Terrance he was great. He saved my home and got me relief for my family and I. Without the quick response by Terrance England and the quick work of the Mortgage Relief Law Center I would not be leaving in my home today. Anybody thinking they are going to lose there home I would consider using Mortgage Relief Law Center they where great. ---- Pete Letouse Maryland
