Hilda is also an agent for Titanium Solutions, Inc of 5225 Wiley Post Way Suite 150, Salt Lake City, Utah 84116. Titanium Solutions 3023 HSBC Way Suite 200, Fort Mill, SC 29707, sent me a refinance packet via FedEx with Bank of America logos on certain paperwork. Two days later Hilda showed up at my doorstep with paperwork stating their company was retained by my mortgage loan servicer (Bank of America Home Loans) regarding my loan. Apparently, mortgage companies have hired Titanum Solutions Inc to go door to door and approach home owners directly to get the homeowner to short sale their distressed property in order for the loan servicer, agent and Titanium to make a quick profit off distressed properties.

...is in fact a 3rd party vendor contracted by a number of lenders to contact mortgagees for various reasons. If you are financially unable to support a current or modified mortgage payment, a short sale is a better solution over foreclosure. Most often a Titanium representative is contacting you for a specific reason as defined by the lender. 1 reason may be to encourqage you to contact your lender. Another reason may be to collect documentation to apply for a loan modification.
Another reason may be to collect financial information to determine what the best solution is to make your mortgage current. Another reason is to access damage and value of your Home. Definately, if you are unemployed or for other reasons you can no longer afford your mortgage a short sale is a possible solution. But this is between you and your lender. Titanium solutions does NOT make this determination and if you do not feel comfortable dealing with Titanium Solutions you should contact your lender directly.
While I am not an employee I am a real estate agent that is contracted by Titanium Solutions and other companies to meet with borrowers on behalf of lenders. I am also fimiliar with Titanium solutions from a borrower point of view (real estate agents are not immune from foreclosure and often have clients that are being foreclosed on). Titanium solutions is not a rip off because they cost you nothing. They make a very small fee and are actually a bonifide company trying to help you on behalf of your lender. BUT my advice is deal directly with your lender if you are in financial distress. They would usually rather work something out with co-operative owners than foreclose on your property.
