I have been ripped off  purchase 1st they added insurance to protect there payments which you do not have to if you put so much down. I purchase the home from Oakwood Homes,Vanderbilt Mortgage purchase the paper along with number of other things. When Oakwood Homes had the paper they purchase the insurance with this ---- company. When Vanderbilt has to put insurance on the place it just so happens they come up with the same company as Oakwood Home 1000's of miles from each other and they put insurance on that you don't even have to have. I never had one thing come back on me with Oakwood Home first thing with Vanderbilt the told me I had to purchase's flood insurance wrong. I was working  around where I live in the 1980's when Sacramento, Ca had some flooding I new every spot  had water over it. After about 6 monts of hell they found out they where wrong because big brother told them so. Last year I got rip off for between $300.00 to $400.00 because Vanderbilt so called insurance jump the gun and there insurance place with same company again and pay about $200.00 more than I could get it for and my part was not even covered.



Now I look at my statement and they advance me money for a payment that was not even there. Old insurance ended January 16th 2009 new one took over January 16th 2009 the same day and the documents where fax to Vanderbilt 5 mins after the new insurance was put on.  I sent them a letter four times with the document from the old company with January 16th 2009 on it I already fax the new insurance company info but I sent that 4 times again also. I keep calling and calling now how can you do anything if your people don't know where there head is at. Customer Service Maryville, Tn  Loan payments only Cincinnati, Oh per back but on the front the part where you send in is Dallas Tx. The customer service half of the time can't give you anything and when they do look out.



When I was with Oakwood Homes my payment  was do on the 5th and was pro rated to that date and I had to give them more money for it. I call Vanderbilt and get on them about a $5.00 late  fee and told them about my payment date. They stated it did't matter because everybody no matter what wasn't late until the 15th of every month. If so why are they putting late fee on the 10th. Well it took them over 4 months to get around stopping the advance insurance that wasn't there and me having to pay for two insurance company for that  oh on he four letters they still haven't contacted me yet. Great Company Great Customer Service how can you do anything right with accounting in Tx and Customer Service in Tn. they alway told me if you went to a bar  in Tx they check you if you had any guns or anything and if you didn't they gave you one maybe they where right Ha.Ha.  I'm to old for this ---- bye

Yes Vanderbuilt is somewhat shady to some people. However if you read the fine print on your mortgage contract you will discover if you have a loan through them, you are required to insure your home. No insurance=loan default. Obviously you don't know how their business works and you half speak english judging from your complaint. Clayton owns Oakwood homes. Vanderbuilt has a mortgage contract with Clayton so unless you get a loan elsewhere, Vanderbuilt will be their first call to get a new homebuyer a loan. So, you should have had more knowledge instead of jumping onto the salesman's pitch. I have an Oakwood and deal with Vanderbuilt. Yes if you are one day late they call you, but they always get their money and have worked with us through hardships so we could still keep our home.
