I have been working with Walker Commercial Funding on several projects since Oct 2007. Although, not all of the projects have obtained funding due to market conditions outside of all our control, Brian and the Walker team have spent endless hours structuring and presenting these projects for funding. He has always been up front and honest with us. He has never taken one penny of up-front money on the projects we have been working on and has always been fair on the fees at funding. From what I have observed he has a genuine care and concern for all clients and works very hard for them without any type of compensation outside of a successful funding. I think that for someone to write such untrue things against Walker Funding, is indeed a crime. Also, as I have been working with the Walker Team for such a long time, I have gotten to know several other people apart of Walker. They all seem to share the same compassion and customer service that Brian offers. Plus they have a strong dedication to him, which tells me something about his character more than anything. Each time I have been contacted or had to contact one of the team members, I have been treated with the utmost professionalism and integrity. They don't make up excuses when something can't get funded, they just tell me straight, then we start working together on some solutions. They are always eager to help me out. Most Brokers would just turn the project down and move on, but not Walker. They are in it with you until the end whether you get funded or not. I am aware of their recent struggles Walker has had with Starlight, I had sent in a project through Walker to them as well, and it was nothing but bait and switch on the part of Starlite. Not Walker Brain has always up front in letting me know when a program change would happen, he would apologize profusely for Starlite as it was a new relationship they were working on but I was optimistic about the program, so I was patient. Each time something would change, I would immediately get an e-mail from Brian letting me know about it and then they would get to work restructuring my projects to fit the changes. They did all this without one penny up front. I believe that Starlite may be in trouble for taking fees from clients and not performing to date as far as I know. They have not funded any of my projects. I don't know for sure, but what I do know is that Walker is not at all what that report described. So, until you post proof of your deal that actually got funding, approvals, who you really are and what your project is, I am inclined to believe that this report was submitted in bad faith in attempt to defame the Walker team so cover up your own dishonest and wrongful doings. I would encourage the rip off report people to really find the truth in this because it saddens me to see such a good company get a poor rating, when they have been nothing but integral in dealing with the various projects I have been working on for close to a year now that have either funded, close to being funded, or still in the beginning stages. In addition, the report itself contradicts itself in several areas that I would like to point out. 1- A loan originator and a Broker are the same thing - so no claim there 2 - the report claims that the client agreed to a 5% origination fee before submitting the loan to Starlite. Then Starlite came back with 2% - well, yeah that happens all the time. Sometime lenders won't allow more points and Brokers have to collect them outside of closing. On the projects I have funded through Walker, Brian has always made sure all the brokers I had worked with were compensated fairly whether they deserved it or not. so my question to you would be, by circumventing Walker and going straight to Starlite, how many brokers were you trying to rob of their commission check. I don't enjoy paying brokers myself, but on the other hand, I need them and I don't want to cut someone out who has spent countless hours on my behalf trying to get me the funding I need more my project, especially in today's market. Plus, first you said that you had an agreement for 5%, then you say 2% This makes YOU look like a fraud to be honest. 3- your timeline does not make sense - first you say Brian just presented this program to you, then you say you were with Starlite before, so which is it. This program was only being offered by Walker for a short time, so to have a history of it before hand is impossible. Something Stinks about your report and I know it isn't Walker. 4 - It has been my experience in the commercial crazy financial world, that when a Lender presents you with misspelled loan docs and words on their LOI's that they are usually fraudulent. So you openly acknowledged that Starlite was going through changes and they did not quite have their act together, yet you still blame Walker who had nothing to do with their changes or misspelled documents. I just don't see the logic in your statements. Is it change or is it fraud??? From the statements in this report, I am leaning on the side of fraud on the part of Starlite, because Walker had nothing to with it. 5- The rest of this entire report just does not make any sense at all. Readers, please read this report very carefully as I did you will find so many contradictions, unsupported claims and too much defending of Starlite to believe that this was filed by a actual client. From the way it sounds, it looks more like to me that as Brian has begun pulling his clients projects from Starlite, mine included, due to their lack of performance and constant changes for the worse that a Starlite representative in a desperate attempt to cover up their fraudulent actions actually created this report. The only thing that I can agree upon that has been truthfully represented in this report is that Starlite and Walker are in a disagreement at the present but not for the reasons represented herein. It is truly over Starlite not delivering what they promised to Walker's clients, myself included. Walker is there to protect their clients from fraudulent poser lenders so if Brian has pulled your loan, it is because he believes they will not perform, he does not want to waste your time or your money. if he has pulled your loan, don't despair, he will be working double time with his other relationships to get a close to what he promised as he can. I have not been disappointed yet. And my projects have never been "shopped" by Walker unless they exhausted all their resources, it was a really difficult project and I requested they do so and it was always done with great discretion and hesitation. And for the record, they can do 100% financing through some of their other relationships, the startlite program was not the only one they have that offered 100% commercial project financing. Again, a real client of Walker would know this. It is obvious in so many ways that this report against Walker is fraudulent.

Walker Commercial Funding does not charge any upfront fees, nor have they ever. We don't get paid until the loan funds. There was never a "bait-n-switch", but I have plenty of clients that were issued term sheets from Starlite.... that were not funded or guidelines changed after they paid their retainer fee. Hence, we have stopped doing business with Starlite. Further, I don't have any clients named Brandon in San Diego, and most people that live in San Diego know how to spell their own city. Who could the author of such a slanderous and defamatory statement be?
