In a nut shell The Builder Failed to finish the home. I was got a text at the last minute saying I can have the keys to the house which took ten months to build. Alan the supervisor says they can build this model in seven weeks because they build so many. I take the keys and have small talk with Todd Orr the 5th site manager and this was the first time I got to meet him. We made small talk about some things in the home including the yard which they left a mess. He didn’t take me around the house but seemed to want to rush off. He made some comments about the garbage in the garage that they left but for the most part he rushed out the door to leave everything as is. There was a lot of scraps and even bags of concrete that was solid and not powder anymore. The garage was a mess. I asked about the electrical problem with the switches being incorrect configuration as per agreed on and in the plans as well as the overhead wiring in two rooms which had fans and I had paid extra for to have them hard wired. I also asked about the lack of water pressure. He stated he talked to the plumber and the plumber stated the pressure was all the way up and I would have to live with it. This was a sign of what had been ongoing nasty problems. He stated he would contact the electrician. Two weeks later they contacted me I told them the issue and they reluctantly. The electrician came back did it the way they wanted and left? Now I have two switches that do nothing that they were supposed to. But the main issue is the current one. I was notified by the township that I was not legally living in the house. The builder never applied for an occupancy permit. When i contacted them it took three weeks for Todd Orr to get back to me. He stated he was not aware it was required he also stated they would not have given me the keys unless I was allowed to move in. Mind you this was all through email because it was his preferred method of communicating. I questioned him on this stating I will have to move out unless I get this resolved. His follow up was that I had agreed to finish everything and that it was not Wayne homes responsibility anymore. He then listed everything that I needed to do to get a permit to live in the home. One major being I had to connect the downspouts to the water crocks drainage system that they put in. Something that they should have been able to do as they put in the drainage system. He also stated I told him I wanted to keep the garbage they had left in the garage. One of many falsehoods that I have to endure with. The plumber item I talked about previously turned out to be a lie. I talked to Richland water and they told me how to adjust it which I did. I got the water pressure up like it was supposed to. The garage is a mess and I haven’t where to throw the concrete bags away due to environmental issues. Let alone the excess carpet wood and other items in the garage. The drainage issue is the worst of it. I had not known that was needed and didn’t agree like Orr kept stating. I would never have agreed to anything like that considering how much I paid for the house ($193000)Now I am being given a get fixed or move out date from Adams Township because they want all these items listed by Wayne Homes Fixed. To top it off there is $2900 that was excess PPI money that Wayne homes that is technically mine but I am not allowed to have it without Wayne homes permission. I sent Todd Orr an email stating if he talked to me instead of texting and emailing only we could have resolved this but in the end Orr lied multiple times and the issue is only worse. But this is the tip I previously talked to George Murphy, VP. He laughed at me and only gave disparaging remarks.
