I hired them after seeing their ad campaigns on Instagram and received the worst kind of product. My unit consistently leaks and now is buckling on the inside due to water damage, my walls and the lining around the ceiling are now cracking everywhere, large cracks which caulk will not help.

Many mishaps over and over again, non-stop, from having incompetent contractors not hooking my washing machine correctly, causing my unit to flood when I turned on the washer, from cheap appliances just breaking immediately after moving in! From hiring contractors that live 3-4 hours away so they mess up and do a poor job when they get here, leaving huge holes in my siding. It takes several months at a time to get something done and when they do something about it, something else breaks or it is done in a sloppy manner. The majority of the time, they will be dismissive and ignore you. Simple things like making sure that your shower is sealed so it does not leak onto the floor were looked over, and that was fixed only after I complained about it.

The lack of communication and poor aftercare at the unit arrives is repulsive and ridiculous that even the most patient and friendly person will seethe in anger.  For months I had no lock to my unit so anyone can rob me or assault me if they wanted and it took months for me to get reimbursed 4-5 months to be exact for the locksmith.

The reason I decided to build an ADU is due to severe black mold poisoning which led to several complicated and complex diseases like MCAS, MCS, and CIRS which cause a lot of pain and turmoil which most of the population will not have any compassion or empathy unless it is something they are currently experiencing, it took me several years to get a proper diagnosis.

Modal has breached its contract and will give you a subpar product in the end.

Currently, I have no working mixing valve in the shower, so that means no hot water since September and new issues occur daily, since it has been raining heavily, my walls are buckling inside, rippling all over with moisture issues, many unsealed areas, air gaps on the exterior and interior causing debris and the wind to get in.

For someone in poor health, this is not the outcome I wanted, and defeated the purpose of ordering an ADU, I needed a stable and clean environment to live in. 

I have spent over 200,000 for this and received something with so many issues.

Tries to wash their hands clean after giving you a defective house

I had ran two seperate mold tests from 2 nationally recognized companies including air sample tests and swab tests and my house I received is full of it.

I received a house that had latent defects we did not know about until the rainy season started, it only takes about 24 hours for mold to grow and they are trying to twist the story saying their previous tests is clean, well, the fact is when they did those air samples it was due to their idiot subcontractor failing to hook the waste hose of my washing machine in correctly so it spilled all over the bathroom and hallway when I turned it on, it was during the summer so I had no idea that I got a house that was not air tight and weather proof. Lab results shows many kinds of molds and it is very straightforward that house is infested due to smells and visible stains all over, pristine white walls are now black and yellow covering many surfaces. ERMI results came back with elevated levels compared to an average home in the US without water damage.

Nobody would want to live in it even if you are 100% healthy at the moment you will be affected by it but in various ways from memory loss, severe asthma to forming cancers later in life.

The icing on the cake is finding out I was never suppose to live in it from the beginning from the city planner, but now the house is just not being in use and cannot be used due to obvious reasons. It is bad advertisement because the Modal logo is all over the exterior of the house with tarps all over, bad stair case and now a house full of various black molds some from deteriorating wet building materials and wood, paint. The annoying questions I have to answer from nosey neighbors about the condition of the house is already irritating enough and awkward to deal with however also reflect negatively on the brand all on its own.

Seeing that they are trying to hide wrongdoing by deleting my honest and full review on Google I have resorted to coming here to post everything. I know I am not the only person experiencing issues with this company, however, what I received is completely unacceptable. This building is worthless now. Wet walls, flooding from the baseboards, water coming from the ceiling into the house frame, and saturated insulation, their lack of response only made the matter worst as there was no remediation of any kind, just more extensive damages.  The house cannot withstand any wet weather or wind. Also, there is a big failure to address the root cause of all the issues.  Poor leadership, poor build, poor oversight. That is what you'll receive and at least a handful of people are struggling in silence and losing out on monthly income. My house is now a wet soggy mess/ Interior walls are wet.

I had a trusted handyman come over to take a look at all of my issues and the house is basically moving, the door frame and the entry door is crooked and there is more than a finger length difference which is causing the gaps and leaks, leaning due to construction defects causing the leaks, adding in foam and cheap weatherstrips will not solve the issues, which was initially what they came out to do almost 6 months ago. However, the most upsetting experience is being gaslighted and ignored through and through. No reputable and honest company does that. 

I feel sorry for anyone that received a dud and got something from the bad production batch. Imagine spending about a quarter million dollars then being treated like you are nothing afterward, or losing out on income for months and months if you plan on using an ADU for short-term rentals. That is months of income and people investing in ADUs they are at the mercy of construction companies, sloppy and overlooked mistakes cost people their livelihood, health, and money.  

Ever since my original point of contact left everything became a nightmare, everyone from the top to bottom ignores my texts, and emails.  How annoying is that? You will want to smash everything up with a sledgehammer and scrap it all due to the piss poor customer service and the inability to fix the issue correctly the first time around. 

Also, the city planner came by months ago and said they didn't approve of my railings and steps, of course, nothing has changed or moved forward.

Incredibly shady, not only are my steps junky and ugly, I have now seen that my Monday account was deleted by admin without my consent, perhaps it is a way to try to hide their evidence and mistakes. I keep finding things wrong, and half-assed which only causes me more distress and financial loss, and health issues. The entire staff completely ignores me and treats me like trash.

After taking a look at their Google reviews and cross-comparing their positive reviews with former and present employers the majority of the reviews were written by the company, CEO. If you really want to know about a business look at its negative reviews first then cross-reference and canvas the net for legitimate reviews.

After waiting almost 2 years for the permit to be approved, I am disheartened that there is not a lot of after-care, everything takes too long. Long delays, being passed around, the round-around, and having to badger them all the time to do something that usually will not happen quickly, but takes months. They are stubborn and will give you a very hard time.  My kitchen sink is also unusable because every time I turn it on, smells musty and leaves a stench throughout this small unit, we have tried to clean it out with baking soda. 

Unnatural cracks also seem to form every day and get bigger and bigger in numerous places and that is already a liability under many tort laws. I had received nothing but promises of getting this fix, then receive nothing at all since September of last year.
