If you ended up here because you are thinking of moving into 1939 Argyle Ave (now called Hollywood Hills Apartments), I'm glad you found this, because I hope it will help someone not live through what we've endured.   I've lived at 1939 Argyle Avenue in Los Angeles for close to a decade, and it's been great - UNTIL December 2020 when the building was sold to Moss and Company. Saying it went downhill would be a compliment.  

Here's just some of what they've done since they took over starting in Jan 2021 (at the HEIGHT of Covid cases, the stay-at-home order still in affect, meaning residents had be home and work from home while all this went on)   CONSTRUCTION: - Since January (it's now November) there has been construction everyday starting between 7-8am and going to 4-6pm. - Workers stomping on the roof, tearing apart empty units, leaving dust, dirt, tools, and trash everywhere - none wearing mask - Water being turned off (without notice, or papers taped to your door in the late evening the day before) -

The front door was left open so workers can come in and out, and many times packages were were stolen within an hour of delivery. - No notices about any of this, or notices posted the night before (such as move cars out of garage for work, yet work was never done that day) - Turns out, they didn't have permits for any of this work. A few of us contacted the city and shut them down, only for them to return and threaten to evict the ones who made the complaints (luckily the eviction moratorium protected us).   ACTIONS TO GET US TO LEAVE ON OUR OWN - Cannot reach anybody to fix anything. If you email, there is no response for weeks and calls go right to voicemail. -

They wanted to save money, so got rid of the pool cleaner - so we had a disgusting green pool all summer long - Lights were turned off in front of the building and courtyard, so you couldn't see while walking up the stairs and outside was very dangerous with the homeless people coming up from Hollywood. - A neighbor had their hot water turned off to only a slight drip ("still legal") and was without hot water for 2 months.

The only way it got fixed was them calling the City and filing a formal complaint - A smoke detector alarm was going off in an empty unit and no one would come out to turn it off. For 5 days, all day and night it beeped. - Noise all day, everyday. Whether it be construction, or loud neighbors trying to cover the construction noise with music, and no manager or anyone to contact about it.   All of this worked, as the apartment building which houses around 45 units now only has 11 people living here.

Most people couldn't take and left, thus Moss and Company can fix up their rent-controlled units and rent them for more with someone new.   All of this is to warn you. The building may look nice now which the new paint job and some new carpet, but if this is how they treat residents at the peak of a pandemic, just think of what they'll do on a normal day.   Moss & Company is owned by a guy who lives in another country, owns over 100 buildings in LA, and thus could care less about anything but money, and screwing over as many residents in the process.

Give a quick search for "Moss and Company" and you'll see other's having similar experiences. They know how to get away with illegal activity just enough to not get in trouble, knowing the processing times for the city give them enough time to sneak by doing what they want with no repercussions, while making residents lives miserable in the meantime.  

Please, I hope you see this and find a better home elsewhere.
