I have a complaint against a mortgage company we found on LowerMyBills.com. Below is just a sampling of the troubles we've had with ACE Mortgage in Las Vegas (Ryan Walker, 866-223-5626 Ext. 327).

1: We contacted mortgage broker company through LowerMyBills.com

2: We successfully completed all required paperwork, had our credit scores pulled, etc.

3: We had appraisals completed on our 80-acre parcel with home. (Due to the fact that many lenders won't lend on large parcels, we had one appraisal for five acres, one for ten acres and one for 80-acres).

4: Our appraisal went into review during the underwriting process.

5: The mortgage broker, Ryan Walker, called and said the paperwork was complete. I went to Arizona (where my husband works) and my husband and I signed "final" paperwork for loan. At this point all our bills were paid off and Countrywide Mortgage owned our new mortgage loan.

6: On the day we were supposed to receive money from the title company to pay off all of our bills, Ryan Walker called and said the loan hadn't been approved because it didn't make it through the appraisal review. (Why did we sign final papers then?)

7: Ryan Walker then finds another lender with a note that would give us same terms, interest rate, etc. At this point, he put his boss on the phone. His boss assured me that we would be signing "final" papers with another lender by the end of the day. The appraisal for this new loan once again went into review but he says the "final" paperwork for this loan should have been to him March 22 or 23, 2007. There is still no word on THIS set of final paperwork.

8: Our credit scores were negatively affected by April 1st because our bills weren't paid although Ryan Walker assured us that checks would be going out to our creditors within three days of signing the "final" paperwork.

9: I complained to the BBB in Las Vegas to no avail. Even though we signed this "final" paperwork in March, the little bit of paperwork I received from Ace Mortgage is dated February 10th...I wasn't even in Arizona on February 10th. I wasn't in Arizona until March.

10. Ryan Walker had the gall to tell us that the 700 pieces of paper we signed were just "pre-approval" papers. If this is true, why did First American Title get a copy of the "final" paperwork and send us confirmation of that? Besides, we've both bought and refinanced property before. We've NEVER had to sign "final" papers in order to be "pre-approved."

In good faith we signed "final" paperwork and, in the signing of this "final" paperwork, believed our mortgage, motorcyles, credit cards, and my car were paid off. None of those payments were made for the month of March due to the ineptness of Ryan Walker at ACE Mortgage.

All we've asked for is for Ace Mortgage to write letters to all our creditors and to the top three credit reporting agencies explaining the mix-up and, hopefully, saving our credit reports, but at this point, I doubt very seriously that they could even get that right. With the load of crap Ryan Walker gave the BBB, the Las Vegas BBB won't even hear me out anymore much less help me out.

Buyer beware! Stay clear of Ace Mortgage and Ryan Walker.

If you would have read your application pages, it states that you are responsible to pay all of your current debt until the checks have been cashed by your creditors. its unfortunate that the process ended up the way it did, however Ace Mortgage is at the mercy of the lenders, who at that time were going under many changes. And no broker could predict what these changes were going to result in. This is just another case of someone not reading all of their paperwork and being lazy then blaming it on the broker. STOP BEING SO LAZY PEOPLE AND READ YOUR DOCUMENTS!!!!!!!
