I lived @ the fairways in plano, tx for 3 yrs. I fell in a hole in the parking lot and broke my ankle. I was told by a Joe Sullivan @corporate "don't get a lawyer, our insurance will take care of you"! That happened on 04/17/02 and today is 05/06/03. It has been through 3 different insurance companies and I was offered $2500.00 by Cambridge Integrated Svcs..--Now, they don't EVEN want to pay that and I lost my job, had to put my dog to sleep, and lost my apartment all because of this! I'm going to be forced to get an attorney--I've been VERY patient! I'd love to go to court and let a Judge make the decision--as he/she will see that they were sued 1-2 years ago for the SAME thing, different property! I know they don't care!

If I am not mistaken, I think I saw AIMCO listed as having some recent lawsuit. You might want to do some internet research on the parent company of your apartment complex. Could be interesting! Good luck!

Kevin, I previously lived in the Fairways's and had no trouble whatsoever. Now, that does not mean that what you are saying is not true, but they used to be a great place to live. As far as your issues, I have the anwser! In the Arizona Landlord-Tenant regulations, there is a regulation (33-1363: Self-help for minor defects). Basically what it says is this: If you complain to the office in writing and give them ten (10) business days to comply with the request, then you as the tenant can contract and outside agency to complete the work for you and deduct up to $300.00 or 1/2 of the monthly rent, whichever is greater. So, what you need to do is write the letter to AIMCO/Fairways, hand deliver it or send it certified mail with a receipt that tells them of your intentions to do this. Then after ten business days, hire a LICENSED contractor to do the work. The only fall back is that you have to pay the contractor up front and then hold back that much in rent for the following month. I GUARANTEE that if you do this EVERYTHING on your list will be fixed. I just did it with my apartment complex after three months of requests. Guess what?, everything was fixed the next week!
