First, we called and request procedure to follow. The answer was surprising as they did not want the payoff only to refinance a loan. The house was burnt to the ground. What are they going to refinance? Seems all they want to do is take the land or get more money. All we want is to pay off the loan and close the account and get back the overpayment balance from the stage farm check we signed notarized and sent. We had to ask to speak with the supervisory and she assured us it was ok, clear and if we just sent the check everything would be done in 5-10 days.

10 days later no response. We called as of the status and again we ran into a wall. They stated they were going to send us a particle and hold the rest for refinancing. Once again we had to speak with a supervisor/loan officer. She said they would send us a particle and we would have to tear it and send it back with a form explaining why we tore it up. Days are adding up with penalties in the thousands. It is like the girls are getting a commission on loans they retain at payoffs. 

Secondly, in the beginning, we did our own insurance. Then they said they had to handle the insurance in the mortgage and they took it. The first year they overcharged the account. issued a refund directly into the account. The next year they overcharge the account again but instead of a refund, they upped the insured amount of the residents and contents. The next five years it steadily increased to a premium almost double the original. Can't help but wonder if a little conflict of interest is going on here. 

PERSONAL NOTE: What better way to laundry large amounts of money than in a super large legit mortgage/insurance union. HENCE: anti-trust laws that do not apply today. Individuals can not fight this and the legal system benefits from claims courts.

You have one of the worst mortgage service companies in the nation. I know you know that already, just from your post. Get an excellent real estate attorney to help you now. Otherwise they will do their best to eat up the proceeds of the insurance payment so there is no overage to send you. Please don't delay. The mortgage servicing business has changed substantially over the past ten years and not for the better.
