I moved into the Avalon Apartments on April 15, 1999. It was myself and my 1 year old daughter. The apartment was okay at first. There were damages done prior to my move in. I filled out the movin in check off sheet, leaving a copy for the office to place in my file.

Problems: the AC unit, always going out during the hottest parts of the summer. AC leakage and collasping through the celing in the upstairs bedroom, causing water damage down the walls and carpeted areas. News channel 3, 10, 12, and 15 all have been called more than one time or another. Temporary shelters for Women and childeren at the nearby school across the street were set up. Interior ceiling and wall exposed for any future aspestos illnesses. Gas leaks out to the back of the property with the maintance guy standing out there with a smoke in his mouth saying he smells gas but doesn't know where. Plumbing probelms in the upstairs bathroom, roof leaking during a rain storm causing sever water damage to the interior walls and celings. City of Glendale leaving notices on the doors for non payment of water bill (landlord's responsibility) for shut off.

Around the time I had my second child she was born in January, 2003. Got home from the hospital to no heat and no hot water. It took more than 2 weeks to get maintenance to fix the hot water. If you have to turn on all the faucets in the apartment just to get warm water I don't call that being fixed.

Roach infestation, no pest control offered. Bug bombs will only work for so long.

All of the above problems were noted and reported to the numerous managements that ran the Avalon Apartmnets in the 5 years that I lived there. Not one time was anything done right the first time, not anytime after that.

April 2, 2004 when I came in to pay April's Rent. I met the new managemnet company Cal Pacific Properties, Inc. (Dennis Iwamoto)

At that time I informed him of all the undone work orders and issues with my apratment. He said he would have someone take care of them ASAP. Upon move out none of the work orders had been completed.

Move out date May 31, 2004. I turned my keys in on Saturday, May 29th, 2004. At which point I was to do the walk through with the present manager Dennis. He wasn't available on a scheduled day that we had arranged previously that month when I went into the office to give my 30 days. I lived there 5 years, 1 month. I cleaned the apartment to the best of my ability. Unfortunatly I couldn't clean it to the way it looked when I moved in 5 years previous. Natural wear and tear had taken a toll on the carpet, walls, appliances, lack of maintenance doing their job, etc.

It was my understanding under security deposits that ordinary wear and tear is not damage.

I finally got my walk through on June 8, 2004. and sadly I'm not getting my refund of $150.00 security deposit.

Dennis claims the apartment is not clean enough.

I would like to report him to the slum lords, I feel I was entitled to some kind of a refund. Since I had to put up with this kind of living for 5 years. Other apartments within the complex are trashed, with broken windows, drug infested, crime infested, etc.

Thank you, for this time to express how I feel of this property, I would not recommend anyone to move in there.

If living in this community was such a nightmare, why did you choose to continually renew your lease agreement after each expiration? (If you resigned a 12 month agreement each time, this means you chose to stay at this community 5 times!)You chose to sign a new lease agreement year after year, so it could not have been that bad, could it?
