How long do I have to rescind my timeshare? By law, you have five business days in Mexico to cancel the contract after you have signed it. If you decide to cancel the purchase within this period, notify the developer by email and certified mail. Keep the receipt as evidence you cancelled on time. You should receive a prompt refund of all the money you have paid, without any cancelling penalties, within fifteen business days

Synonym deceit - 1.the act or practice of deceiving; concealment or distortion of the truth for the purpose of misleading; duplicity; fraud; cheating: Once she exposed their deceit, no one ever trusted them again.

If the property taxes are neither directly billed to you nor separately stated on your maintenance fee billing, you may not be entitled to a deduction for the tax Which they are not specified on the statement. Even the article you posted has very specific guidelines as to how it can be claimed.
Years as opposed to a special deal of the day are 2 completely different scenarios. Of course something purchased years ago is cheaper than now. Seriously? Thats your justification for them telling me its a special price for that day? If I can walk in there and get the same price the next day that is where it is wrong, not years later.
The maintenance fee does not necessarily go up every year; however it does go up. ??? Either it does or doesnt. They shouldnt be saying it doesnt when it does. Its very simple. Be honest and you wont have angry customers.
No, we didnt read all 50(whatever amount) pages of
legalese. The employee who sat with us with the signing of the contract
summarized for us. Because she "understood" we had been there for 3 hours at
that point, with a cranky 2 year old. And as I stated we assumed that the sales
people wouldnt lie so horribly to us.
Believe me, it will never happened again. We had asked if could sign papers the following day, and they basically said no, since the pricing and deal was for just that day. If we came back tomorrow, it would be different.
Honey, when you file any complaint, law suit, etc, make
sure that you give detailed, and complete example of how they violated the Code
Of Ethics. Otherwise, they will not follow through with your complaint.

they are not in compliance with the laws licensing or registration
requirements, their complaints contain especially serious allegations, or the
companys industry is known for its fraudulent business practices.
(Lets emphasize a part shall we known for its fraudulent business practices. They sue me; I guess theyve got to sue the BBB as well.)

Code of Ethics III.C.1-2 - 1. Must
not convey false, untrue, deceptive, or misleading information through
statements, testimonials, photographs, graphics, or other means; and 2.

sales information would be deceptive or misleading, or which would
affect consumer decision making.

made that the current terms of an offer will not be available at a

This representation is factual. Again, make sure that they have actually violated what you have stated.
Code of
Ethics V.B.5.b-c. - b. Must be consistent with information and
disclosures provided in the Sales Information; and c. The consumer must
be provided with a reasonable opportunity to review the contract
documents in writing at time of sale
before signing.
A reasonable opportunity to review the contract is an iffy. You knew it was something you had to do "on that day" before you agreed to purchase. "Reasonable Opportunity" will mean different things to different people. When you make a complaint, you must state what "Reasonable Opportunity" means to you.
Code of Ethics V.B.9.- 9. Sales Presentation. Verbal representations must be
consistent with information contained in sales documents, contracts and
written disclosures
We are currently in dispute over our contract

When did you actually read your contract? There is a recision period listed in the documents. You didn't mention that at all in your complaint. Again, this is why the "Reasonable Opportunity" will be iffy. How much time did you need? The recision period is for several days.
You are incorrect about the recording. It is to protect you and the company. While you were being recorded you should have been asked if there was anything you were told that you do not have in writing. If you obtain the recording and you stated that you have everything in writing, not much you can do. The same would apply to the company...If they stated in the recording there were going to do something that they did not do, they are obligated to make restitution.
Again, I know you are upset, but be careful what you are labeling as fraud. If it is proven to not be a fraud, you can be sued.
