Brandon Leo Ouimet rented a property from me about a year ago.
Everything went OK until last November.
After that problems started: he started changing rules of the game, dictating me (a landlord) thing opposing the agreement we both signed.
After than he started blackmail campaign over SMS basically demanding his ridiculous claims (those opposing the agreement we both signed) saying if I don't do what he wants he will stop payment for the next month. Starting January every month you can expect him to write you blackmail SMS. Initially I took as with irony, the guy is probably joking and have issues with his girlfriend or whatever issue may be. But apparently in February he actually stopped the check that was given me. He also blackmailed me yesterday. He made me pay for the door he (or his friends) broke.
Anyway, I am going to real estate board and later to court to sue the dude. I think he lost touch with reality and making ridiculous demands (again, opposing those he signed) expecting me to comply right away or else. (Else in his case means he will put a stop payment on his checks).
In time I started feeling that I am dealing with criminal and some kind of drug abuser. Reason - several times over the phone he sounded totally stoned, couldn't put two words together. When he sober, however, you can almost expect him to demand many things from you that aren't make sense and he making it up as he speaks.
Example? We agreed he pays 2/3 of utilities, other tenant from basement pays 1/3. In January he came to me (not with request or even demand, which already would be over the board), but with new rules of the game, that Brandon just came up with, saying that starting that day he actually will be paying 1/2 and not more and based on that I owe him money. And he stops his checks based on his new rules, after he himself signed the agreement. So for 20 or so dollars that I (according to him) owe him (which I don't) he stops over a thousand dollars, but keeps living at the premises.
The point of what I am saying is - if he approaches you to rent - think twice. The dude is nothing but a problem, you will get absurd assertions, blackmail, blame for his problems and possibly if you happen to be wrong nationality from his perspective, racist statements.
Record every word so you will have more evidence at court. And you will need that, it doesn't seem he doing anything by the rules he agreed to, to start with.
