Just because something is NOT illegal doesn't mean that it is NOT unethical. One of the prime directives of the Rip-off Report is to ensure that people are not scammed "legally" under the umbrella of the legal system, which is often unethical. Sales is fraught with the temptation to skirt the rules of honesty and integrity in favor of making a bigger return, often at the expense of someone else. If someone complains it is our experience that they will hide behind the legal system, even if they KNOW they are dead wrong. You will hear, "Go ahead, sue me," with the full intention of coming to some settlement three years down the round which includes a CONFIDENTIALITY AGREEMENT, which is nothing more than a means of keeping others from knowing their modus operandi for ripping them off. I can't see from your report where the realtor is involved in any sort of an illegal transaction. You could check with Indiana State Department of Real Estate. I do think it's unethical to sell a decrepit property to folks who obviously don't have the finances to improve upon it, but in the state where I was licensed, at least, it's not illegal. I'm sorry that you had to learn such an expensive lesson the hard way.
For everyone else, however, please remember this: GET A HOME INSPECTION ON **EVERY** HOUSE YOU BUY. PERIOD. Ask friends and family who own homes for a referral to a good home inspection company. Don't ask the realtor for a referral to a Home Inspector. Home inspections generally run $100- $200 depending on square footage, additional fixtures such as pools, etc., but they are worth every penny. You could have saved yourself a lot of heartache. Remember, realtors are making their commission off of you, so they often have only their own interests at heart. Buying a home is the most expensive investment you will probably ever make. Isn't it worth the time and effort to do some research first?
