Tell us has your experience with this business or person been good? What's this?
To make a long story short. My husband & I were looking to purchase our first home. The Real Estate agent kept talking to us about rental property. She had a house that was for sale but had not been put on the market yet, she was going on & on about how this was such a good buy & she was going to buy it if we didn't & she told us that she had a son close to our age & how she wouldn't let us buy the wrong house & so on. We really trusted her, boy were we stupid!

At the closing the historical society didn't even show up. We thought that was strange because they mailed there paperwork in. Now we know why they didn't show up because we were getting screwed. We didn't know anything about buying a home, it was our first purchase.

It could have been simple if our Real Estate agent would have been honest & explained to us how expensive it would be to restore an old home & she new we did not have that type of money.

We had no idea what a mess we were getting into now our whole life has been ruined. If you could only imagine the stress that this has put on a recently married couple. Shouldn't Real Estate agents know the laws, & go by them when selling houses? If she didn't know either then maybe her license should be revoked.

We ended up buying 2 houses on one piece of property, we were told that it was historical & that it we would be a part of the historical society, she said this was no big deal. She gave us estimates on vinyl siding & other things that later we found out we were not aloud to do to this house because the historical society have an easement on our house. We were only 22 years old at the time, had no idea what that meant. She made it seem like that meant nothing. Just that the house was really old.

Well now we are stuck with 2 houses that are falling apart & we can't make any repairs because we do not have the money to reconstruct the house the way the historical society want it restored.

We were even in the local news paper. And it clearly stated what we had planned to do is fix the houses up so we could rent them out, we have 2 houses & three units, rotting to the ground. We weren't buying the property because it was historic.

All we want is for Century 21 to buy back the houses for what we paid for them. If they are such a good buy then they will surely have no problem selling them for the same price that we paid for them.

EDitor's Comment to the above response ..Don't confuse illegal with unethical

Just because something is NOT illegal doesn't mean that it is NOT unethical. One of the prime directives of the Rip-off Report is to ensure that people are not scammed "legally" under the umbrella of the legal system, which is often unethical. Sales is fraught with the temptation to skirt the rules of honesty and integrity in favor of making a bigger return, often at the expense of someone else. If someone complains it is our experience that they will hide behind the legal system, even if they KNOW they are dead wrong. You will hear, "Go ahead, sue me," with the full intention of coming to some settlement three years down the round which includes a CONFIDENTIALITY AGREEMENT, which is nothing more than a means of keeping others from knowing their modus operandi for ripping them off. THAT'S WHY WE EXIST...TO KEEP YOU INFORMED! ED Magedson [email protected] We are not lawyers. We are not a collection agency. Make sure they make the Rip-off Report!

A Home Inspection is a MUST!!!

I can't see from your report where the realtor is involved in any sort of an illegal transaction. You could check with Indiana State Department of Real Estate. I do think it's unethical to sell a decrepit property to folks who obviously don't have the finances to improve upon it, but in the state where I was licensed, at least, it's not illegal. I'm sorry that you had to learn such an expensive lesson the hard way.

For everyone else, however, please remember this: GET A HOME INSPECTION ON **EVERY** HOUSE YOU BUY. PERIOD. Ask friends and family who own homes for a referral to a good home inspection company. Don't ask the realtor for a referral to a Home Inspector. Home inspections generally run $100- $200 depending on square footage, additional fixtures such as pools, etc., but they are worth every penny. You could have saved yourself a lot of heartache. Remember, realtors are making their commission off of you, so they often have only their own interests at heart. Buying a home is the most expensive investment you will probably ever make. Isn't it worth the time and effort to do some research first?
