I recently received a notice of foreclosure on my home from Chase Manhatten. The letter said that I had missed a payment and if that payment wasn't paid within 30 days Chase would forclose on my home.

I was not aware of any missed payments. I called the company and spoke with a Supervisor. He informed me that I had missed a payment in December of 2002!! I asked why I hadn't been notified before this. He stated that the company has auditors that come in every two years. The auditors go through the books in order to catch any errors that have been made. Until the auditors go through the books the corporation is not aware of any errors in a person's account.

My monthly payment is close to $800 a month. I couldn't imagine that I had missed a payment but asked if the corporation would work with me in order to get the payment made. The supervisor said "no." He stated that the payment has to be made by the time my next payment is due. He said that if he wanted to he could charge me the $60 monthly late fee for every month that the payment had been late. That would be for the full two years.

I tried to tell him that if I had been aware that I had missed a payment....if they had notified me...I would have sent the payment in right away. He stated that I had to have been aware as a person's house payment and car payment are their two biggest payments. I assured him that I had not been aware. The payment was due around Christmas and it must have gotten over looked. I had never missed a payment before or since. I have perfect credit. The payment was not missed on purpose.

It is hard to believe that a person could miss a payment and not be notified right away. It amazes me that this company waited two years to notify me and then they notify me with a foreclosure notice. It amazes me that this man could threaten me with late charges every month for that two years that the payment was late.

What kind of a corporation lets a late payment go for two years?

What kind of a corporation won't work with a person in getting the payment made? Is it really necessary that the supervisor be so rude?

I will make a double payment in February. I want to get this taken care of. It certainly would have helped if I could have been allowed to make the payment up over a three month period of time. That was not to be as this corporation isn't willing to bend at all even though it took them two years to notify me that I had missed a payment.

I asked that Chase sell my mortage to someone else. I doubt that will happen. This corporation does not answer any letters written to them, they try and charge late charges when in fact a person has a 15 day grace period. I personally will not ever recommend them to anyone looking for a mortgage company. They won't have my business much longer either.

Hi Colleen, I just wanted to say that it's refreshing to see a really nice story on here with a great ending! Kelli, you're to be commended! Colleen, you as well for taking the time to publish the positive way your nightmare ended. Very briefly, I worked for Chase many years ago as Loan Officer. I just wanted to say that most likely 98%+ of the people I worked with, and had to deal with internally, were great people. It's great to read a positive ending.....Way to go girls! Curt

Thanks for your input. The other day a lady from Chase phoned me. She was so nice and we discussed my situation. She told me that the employees always try and work with the customers. She didn't seem to know who "Chris...the Supervisor"..was but she said they have a huge number of employees. She apologized for his bad behavior. This employee couldn't understand why the Supervisor had charged me the huge amount of late charges and said that she would take them off my account. She told me to just send in my current payment due this month along with the payment that is over two years late. That was really nice. You are right. Not everyone at Chase is bad. This lady made me feel a lot better about the company.

I wanted to 1st let you know that I do apologize for all the trouble that you have had with Chase Manhattan Mortagage Corp. I have worked for the company for over a 1 1/2 yrs. Six months working in call center for Mortgage and Home Equity. If the manager told you that a payment was missed way back in December all you would have to do is see if the bank can get a copy of the check. I don't know if it can go back that far. Send it to Chase Research Dept and they will credit your loan. What we do as Customer Care Professionals is open up a work order for our customers should something go wrong, it is then assigned to someone for completion. I don't know if there was anything opened or not. Oh home equity loans not all of them do get grace period it is based on the loan. You said the manager told you something about charging 60.00?? in l/c each month?? You can't get a late charge unless it is posted by midnight of the 16th. L/C unfortunately can't be removed unless it is a chase error. I would sure contact higher than him regarding this issue if you have not had any help. I am sorry that you had to go through it and not all of us are bad. I know I want my customers to be satisfied if I have to bend over backwards I will.
