Been trying to work with this Clayton Homes for over a year now. The sales staff are nice, good people, and competent - I don't think our salesman was the problem. The first problem is there's no Project Manager to keep the homebuying process moving. Instead I've had to act as my own, getting permits, interfacing with the County building department, and acting as a go-between their own preferred lender - Tidewater Mortgage - and them. Second problem: the General Manager who's responsible for delivering and installing the homes his staff sells - just won't. Even with permits, loan, and house all in order and ready to go, not even necessary pre-install site work has happened! Weather can't be used as an excuse for *all six months* the Building Permit has been valid!

The G,M.'s been out to our property, so there's been ample opportunity to address any building concerns. Our modular home was delivered to their lot in Fredericksburg in January 2018; and it's still sitting there. Third problem: our sales agreement has no dates or times for starting or ending installation; or listings of subcontractors assigned - at all. So it's open-ended and incomplete. The G.M. told me over the phone he "would not put anything in writing" in reference to installation - and in defiance of Virginia building code.

He referenced building permits ahead of ours, but wouldn't say where in the queue we were. Makes me think there's more going on here than I've been told. Over the last month, I've looked for General Contractors myself, to take over from where Clayton's left off. The outcome is uncertain at this point; and if any part of this falls through - lender, county permits, contractors, house - it's all a no-go and I don't know what happens after this.

We've already spent several thousand of our own money on permits and deposit; and if we "abandon" the house, we risk fines on top of that! I'm left wondering why nobody told me there was a problem with our home sale - there's been ample opportunity over the last year. Don't they want to sell me this home and make money? What's the point in putting a customer through all this?

So I ended up finding a General Contractor to take over installing the house from Clayton Homes, which our loan officer at Tidewater Mortgage would have approved. Then Dave Tetzlaff, the G.M. at Clayton, reversed himself and said he wouldn't allow anyone else to install it; and wanted cash for the house, saying Tidewater could work a loan that way. That wasn't true  - as I confirmed with our loan officer; and I'm not sure why/how he thought he could represent them or make offers when he doesn't work for Tidewater. That's misrepresentation and fraud - but fortunately, not my problem.

I just got our letter that voids out the sales agreement, and while we're out over 7k in deposit/building/septic/well/engineering fees, at least we're free and clear of this nightmare, hopefully. Definitely going to vet any builder we may use the in future through ripoffreport and every other consumer affairs website I can find - try to get a more reputable company next time.
