To Whom It May Concern: First and foremost if you wish to file complaints of this nature then be man or woman enough to use your real name and contact information. RipOff report has my permission to use my full name and contact information in this Rebuttal. Be a person who has personal fortitude and not hide behind such an unjustifiable venue as this. If you have real complaints or damages then pursue them in the courts. The information is false, misleading and inaccurate in content. CFIC-Commercial Finance and CFIC Challenger Finance Investment Corp. are totally (2) different organizations, neither has the same management or corporate structure. The (2) disgruntled and incapable ex-employees who were terminated on May 23rd, 2006, just two days prior to this outlandish report have much to deal with. After receiving in excess of $21,000.00 in advance pay and performing nothing they have now choosen to slander these companies. They have been terminated because they did not perform and mislead customers concerning their loan request. They also have entered into collusion with a Mortgage Broker in Florida who along with them have consistantly intererred in contractual agreements. This Florida Broker from Tamarac also cashed a check for fees delivered. They provided Commercial Finance with false documentation on their clients to this company. All Commercial Loans require a Third Party Vendor Due Diligence Fee. A fee required for all the vendor services provided to insure that the property and individual are as they have stated. We terminated our association with these individuals and have had to file police reports against them for threats and harrassment. They have chosen to single out Ms. Houze to physically threaten her and she has nothing to do with Commercial Finance. We have police reports and recordings to document our rebuttal. In closing, these people all mentioned above signed the checks presented them and now claim we are the bad guys. We do not even acknowledge their rediculous claims as we have all documentation to qualify any deals, costs or association with any client of these (2) separate corporations. And for all concerned, we are not hiding, we have no reason to hide. Come see us we are here everyday from 8 am to 6-7 pm each day and some Saturdays. Signed, Steve Collins

#1 I have nothing to do with the commercial finance. As CFIC Home mort. I do residential mortgages and take no monies up front. I rent space from commercial finance. #2 Commercial Finance and I had two employees that called supplied leads on both the residential and commercial sides. We found out they were lying to the customers and doing no follow up work. Therefore they were fired. One of the employees was an ex-paralegal and has decided she will make waves for the companies. By the way they could not bring in one residential loan #3 Commercial finance advanced them commissions to help them and would not advance them any more monies. I think a $21000 dollar advance is pretty good don't you. Have they paid anything back? They are jealous and have a hard time actually doing any work on their own. We are sorry for their personal problems, but they are not mine. Commercial finance decided to cut his loss and let them go. As to the acusations implied in this report and to me personally they are untrue. #4 The mortgage business is a very competetive business and everyday someone feels as tho they have been ripped off. When, if reality was faced, it was there own problems that got them in their financial situation. Not a company trying to help. #5 We do not make money until a loan closes. Residential takes no monies up front. In the commercial industry all of the companies do take a due diligence fee. Commercial deals are very complex and take an enormous amount of time. The cost of Appraisal, processing, surveys and other outside cost are figured into this cost. These have to be done for the lender to make a final decision. Sometimes the decision is not what we all want, but each one is different. If the loan does not close no one makes money, only fees paid. Do you work for free? Neither do suppliers who help get these loans done. #6 What I buy or don't buy is none of anyones business. I earn my own money. I don't tell you how to spend yours. By the way I own one home and one car. The money came from my hard work and believe me I work hard. I am here most nights till 7:30 pm and most mornings by 7:30 am. #7 These individuals have also threatened my life and Mr. Collins life and the lives of our children. We have the recordings saved and have turned over to the police. A copy of this report will be turned over also. The so-called private detectives tried to run me off the road and intimidated me by following and sitting outside my home. I did get their tag numbers and they have been reported also. So please judge accordingly. Everything is not always as it seems. #8 What property are they talking about? Seems this was omitted.
