James H. Davis IV, uses mortgage busines to scam many over 10 years our of monies. He goes after high risk individuals and families with the pretense that he can provide them a mortgage. Many of these individuals have credit situations that prevent them from using conventional financing so he convinces them that he can close the loan. Many have lost escrow monies or have requested escrows monies back that he has spent after waiting months on a closing. Some where living in the residnece that they were trying to obtain the mortgage and ended up losing their escrow monies along with have the expense of finding an alternate place to live. He has used forged docuements that have been submitted to mortgage lenders to obtain loans. If one idnvidual in the family credit is bad he will take the same documents and change the name to sumbit to the mortgage companies for pre or final approval. He also is a Minister in a large non-denominational church for 10 years and has taken monies from many perisherners that receive lump sum payments. Many of thoese indivuals have loaned him the monies as "investments" in which he has used to pay off personal bills or buy property of his own. Company changes names every 1 - 2 years due to filings against the organization.
