Complaint Review: Daniel Johns - birmingham Nationwide

Daniel Johns Ltd, Victoria Knight Ltd, Silver Hopkins Asset Management and Red Admiral Vintage Ltd are a real estate property scam. They steal money from hard working people, promise guaranteed returns/high returns/rent on your investment, then liquidate and resurrect themselves under a different name. They have broken many rules, from fire safety and emergency lighting to unpaid invoices.

It is a Ponzi scheme, they pretend to offer guaranteed rentals and guaranteed buybacks, but these seem to be a lie. Investors haven’t received any rental payments, and they are ignoring requests for the buybacks. Hundreds of victims have been defrauded of their life savings, and because they convinced investors to use their own unscrupulous lawyers in exchange for “cheap legal fees” none of their “guarantees” are legally binding.

Daniel Johns would have investors sign the rental guarantee contracts with their associated companies like Silver Hopkins Asset Management Ltd (formerly known as Daniel Johns Management Ltd) and Victoria Knights Offices Ltd. It is suspected that these companies operate using false addresses which are service offices and fake employees which are signs of fraud.

They have set up numerous companies which are all linked and connected to each other but they try to make themselves look and operate like different independent entities to unsuspecting investors. These companies would eventually default on the rental payments and disappear. Emails and phone calls ignored.

Don't buy a property from Daniel Johns Group and it's associated companies Red Admiral, Victoria Knight, Silver Hopkins, Trivelles Hotels, HPL Global Homes and Property, Fast Item Ltd, Rock Spice etc.

If you're a potential buyer, please do not buy a property or you will lose your money and not hear from Daniel Johns again.

If you're a potential supplier, don't trust these people.

I'm also a victim of Daniel Johns / Victoria Knight. Invested in an unit in Regent 88 Liverpool. It is now proved that this is a scam. There are hundreds of investors (from UK, HK, etc.) scammed in several DJ's development. Some are forming groups to file legal actions.

Daniel Johns/Global Homes and Property has scammed a lot of money from UK property investors using a number of connected companies.

Allegedly Daniel Johns is 'only' the developer/freeholder and hires management companies such as Victoria Knight, Silver Hopkins and Red Admiral to make monthly rental payments, but no rent is paid. The buy back option is not guaranteed or honoured, but they make you pay more fees if you want them to buy back.

Emails and phonecalls are ignored. There are fake employees at the company.

This is a fraud scheme. Ignore this company and do not hand over your money.

Can you let me know how this turned out for you?

I invested in 2 units of student accomodation and DJ have converted the hostel to a hotel without asking for permission. My investment started in 2015, with the end supposed to be next year. VK paid up for the first 2.5 years and they now owe me 9 months rental.
