This maybe my imagination, but I just received my 2010 Assessment Fees from Diamond Resorts, and the amount came to $958. Break that down to 7 days(If I am even lucky to use my points in any one given year) and it comes down to $136.86 per night.
In 2005, my wife and I purchased 5000 points for $13,000 cash. We were told like so many other buyers that the 5000 points would get us into the Ridge in Sedona anytime we wanted throughout the year. That was baloney. Every-time we want to book a week, the points go up. There is no guaranty that my 5000 points will be worth anything in the future. Ironically, you can buy the same number of points on Ebay for a few dollars. I just saw someone sell 21000 points for $2200. The bottom line is this. If the sales people cannot guaranty that the original 5000 points is equal to its equivalent today, they basically are worthless as the company can keep on raising the limits on obtaining a week forcing you to either add points or give up your unit entirely for failure to pay these crazy fees. I wonder if there is a law firm in Arizona or Nevada that's willing to take on this company.

I was talking about this to my wife this evening. I was saying that since 2005 our Yearly fee has increased over 300%. What really got us going was when we were going to book a trip for 4 days for a 2 Bedroom on the Weekend. I only have 7800 points and the 2 Bedroom is over 8000 points. So now I have to go to a 1 Bedroom Suite that costs 7200 points. Well I guess my Best Friend and his Wife will have to sleep on the Pullout. Just paid 1200.00 for the yearly fee and another 238 for the monthly. Im sure he wouldn't mind sleeping there. Oh...and did I tell you that I have no more points. 4 days for 1600 dollars....Wohu!

What a Ripoff. I will take this higher.
