I met Virginia many years ago, when I was 16. At the time, she told me that as a 16 year old, I could easily make tens of thousands of dollars and be able to help my family, since, any good child wants to help their parents. The way she described real estate investing is it was a "sure thing," I would easily be able to get a buyer and I was sure to make a profit. She said she would partner with me and guide me through the process step by step, since she had done a lot of investments and was experienced in this. Since both I and my parents had very little information at that time on real estate investing, I fell for all of her lies, hook, line and sinker, as did several of my friends.



I didn't have what she was charging then, $4,000 for her class, so I paid for it through my labor. I put in easily $8,000 in renovations to her house to pay for her real estate classes. In the end, I found out that her information was not only useless and beyond that dangerous. I requested a refund yet she refused to give it to me. And I continued, over the years to try to get her to give me fair compensation for all my work and she promised over and over again that she would do this yet never did. The only silver lining in her scam is that I didn't actually follow her advise and get myself into a situation that I would have no way of getting myself out of. What real estate information she gave sounded like it was out of the mouths of some 1980s no money down guru.



Years later, I discovered that her house, which she no longer owns, originally belonged to her mother, who died. This wasn't acquired with no money down like she lead on. There were no records of her actually participating in ANY real estate transactions at all.



To make a long story short, SCAM ARTIST. And beyond that, scumball for taking advantage of a child. And beyond that, using your own child, Tosca, as a pawn.  Virginia, is there nothing you won't do? Do you have any morals at all? I think not.

Adam probably saw Pam Konyk's reports (she writes reports about my company from herself to herself under assumed names - this will be pretty obvious to the trained eye) and it reminded him of something that happened 10 years ago.

He did work for me in exchange for real estate courses

I didnt like the work done, but I gave him the courses promised

About 1-2 years later he asked for a refund

I refused, based upon the work and also based upon all the time that had passed.

So he wrote a ripoff report

There are so many inaccurate points in Virginia's post that I don't have time to address them all.

To make a long story short, Virginia was satisifed with the work I did on her house and said so at the time. She personally reviewed the work that was done and expressed pleasure at it when I was done. The courses were not "free." I took her real estate course and was unsatisfied with it. I didn't consider that being told that real estate can be obtained for no money down by using a lease option was worth thousands of dollars. Her idea was that if you simply got someone to buy the option within 30 days everything would be fine. What she neglected to cover is this strategy is extremely risky and would only work in the hotest markets. In other words, more speculating than actual investing.

I wrote her several times about this, requesting compensation for my work. At this point, she became nasty, attacking my work ethic. At that time, I knew of several other people who were associated with her real estate program and later also became disaffected with her and her teachings. They also requested refunds. She refused to give these refunds and that is the best evidence yet of the deceptive nature of her product. If she really were a real estate millionaire, this wouldn't be a big deal. She would just give the refunds.

In 2000 -2001 Adam, who was about 16 came to me and wanted to improve his and his familys financial life.  I appreciated this and for the first time I allowed someone to work at my house in exchange for my companys real estate mentoring courses amounting to $4,000.  I told him I would help him as a student which means that he would have to take the real estate courses and I would help him with any real estate deal he would bring to me.  I have been buying and selling real estate in 3 different countries since 1971

I did not have the heart to tell Adam that what he did had to be redone by a professional at an additional cost to me.  Also, he took so very long to complete what a professional would have taken a few hours to do.   I have a witness to all of this.

However, despite this, I allowed him to do the real estate courses all of them free of charge.  The value was $4,000.

Adam did not go out, as had others, and do a real estate deal.  He would have had my hands on mentoring help, which I give all my students, if he had done.

Instead later in 2001 he decided to demand money from me for the services at the house he had performed (I think it was $4,000 - $8,000. I do not recall it all as it is so long ago).   But the problem was that the value of the real estate courses he had taken ($4.000.) far exceeded the value of the services he had performed, plus I had to have what he did redone at an additional cost to me.

The work of a 16 year old would not be that of a professional and ultimately it is my fault for taking him on.  If he ever reads this, then he will see in his heart of hearts that this is true.

When he asked for a refund, I still did not tell him what I thought of his work and how it had to be redone at an expense to me.  I probably should have.  But I did not want to hurt his feelings because he was such a sweet kid and after all he was trying to help his family.

Regarding my house. Of course the house is not in my name.  I believe in asset protection and all my assets are out of my name as I recommend in my Asset Protection Course.

As far as my daughter goes, she is a very happy stay at home mum with her son of 19 months,  She has a great life with her husband and they live in their own home. I am a happy mother-in-law and grandmother.

As far as our students go, we have many successful students who will be only too glad to speak to anyone who would ask.

We have a very high success rate helping our students buy property creatively and we are proud of them.

 

I think Adam must have run across some negative feedback.

 

It seems that if you put in anyone of note into Ripoff, you will find people saying negative things about them.  You might want to check this out.  Put in some other real estate mentors and you will find quite a few negative remarks.

 

Even if you go to Google and put in Ripoff report, Ed Magedson (the creator of Ripoff), you will find negative things too.

 

No company is going to make everyone happy, especially if they have hundreds of students/clients as we do.

 

It would be important to look at the overall picture and see the general success rate of their clientelle.

 

We have a very high success rate as compared to others and we are  proud of this.
