INVESTORS/BUYERS BEWARE!!! RUN AWAY!!! These guys are the definition of horrible customer service and shady business practices. HORRIBLE PROPERTY MANAGEMENT!!

I own a few properties and deal with property management companies on a regular basis. Never have I met a company that is so out for themselves and truly does not do a good job with property management. I originally reached out to GRID thinking that they may be a good fit. But I soon came to find out that they are only looking for EASY properties.

In the beginning of transferring over the property to GRID there seemed to be a breakdown of communication between GRID and the Tennant in my property. So several times the tenant would reach out to me as GRID did not answer their phones on the weekends. And the tenant had very important requests that we're going unanswered. I had given her a call to Nanci Mastoris (one of GRIDS Managers) and told her that the tenant kept calling me in regards to maintenance requests. She asked me when I could and the conversations with the tenant as it was causing back-and-forth confliction. I said I can end it immediately but they keep calling me, can you make sure that you resolve the issues?

I've then stressed the point that the tenant keeps complaining you arent taking care of the maintenance request that they are asking and I don't want any further problems because of lack of response. At that point I also realize that they charged 10% for the gross maintenance repair cost. For making a couple phone calls. It just so happened that why they were managing the property we had a sewer line that need a repair and cost over $3000. So they charge me over $300 just to make a couple phone calls, along with a few other thousand dollar ticket items. Make sure you read your contract with these guys.

After several weeks of me not answering any of the tenants phone calls I went over there to go pick up my mail only to find out that they STILL were not responding to the tenant in a timely fashion and they had several complaints. I then at that time reached out to Kohle The owner and explain to him my concerns. He said don't worry we have it under control and it's best that you don't talk to the tenant anymore, and I said that's fine but I have mail coming there and they just so happen to tell me what was going on. Sure enough he threatened to terminate our contract as it seemed as though I wanted to be more hands-on. I said no actually I don't want to be hands-on at all, but things are not getting done and I don't want there to be any issues with the tenant. I asked him what a common turnaround time is for repairs, and he said 2 to 3 days. Nanci said sometimes a week depending on what it is...

I strongly wanted to terminate at that point but after paying them 8 percent of the total rents +10% of the plethora of repairs that I just taken place, I wanted them to deal with the rest of the issues- and make the money that I spent worth it. After a couple weeks of silence I get a letter from the city of Gresham telling me that the tenants had called them and complained and now we were in violation of several items.

They kept telling me not to contact the tenants, because the tenants were telling me horrible things about them. So the very thing I wanted to prevent from happening, happened because this company HAS SERIOUS COMMUNICATION AND FOLLOW THROUGH ISSUES. THEY DO NOT RESPOND TO THE TENANTS IN A TIMLEY MANNER! OR THE OWNER!

But wait it gets better....:

I had several calls with Nanci, and I told her that I was going to get her a bid from my construction company and she was going to collect some bids as well. In the meantime the property sits on two lots and we had some surveyors come out, the tenant complained that we didn't give notice and I explain to them that we are on another property. Regardless I called Nanci told her to give them notice, for Friday she never did because she didn't have the name of the company?? Just give the notice!!

TO TOP IT ALL OFF: After... all the issues they caused with my tenants. I get an email from Kohle  the owner, (4 DAYS FROM THE CITY INSPECTION THAT THEY CAUSED TO HAPPEN BY NOT RESPONDING TO THE TENANT) that they are TERMINATING the contract. Lol.

He said that they are terminating based upon the fact that The tenant wasn't allowing them access to the property?!??!!

What kind of property management company is this? Because the tenant will let them in they cancel the contract? How about you just do your job and serve them a notice? Also he claimed that they try to contact me several times about getting permission to fix things. "The lie detector test determined that was a lie"

So now with only a couple days left I have to drop whatever I'm doing and deal with the mess this company caused. Once I get things cleaned up I will be filing a lawsuit for damages caused. I will have my tenants as a witness and all the documentation as well!
