All rent was paid on time and a deposit was made. During the entire rental period, there were numerous problems that we incurred additional expenses that should not have been necessary. The property was supposed to have been clean upon access and it was not. We paid 50.00 plus 275.00 (does not include extra cleaning supplies) to have the house cleaned, the delay was terribly inconvenient. The floor was sticky when you walked on it, the kitchen was horrible. It was totally unacceptable. The carpet was so disgusting that it needed to be replaced and was. The stairs to the basement were broken. We removed an entire pickup load of disgusting trash from the back yard and driveway. The stove did not work properly, so discussed with Gus that we had another one that we could use , so we did not need his and asked that he come and get it. They came and got it before we were finished moving in There was no mention of leaving a stove there when we left . The dishwasher did not work properly and left a foul odor on the dishes and was not repaired so we did without. Gus said that it was put in by a previous renter and was not his responsibility. The refrigerator continually leaked (Gus told us this before we rented and said he would fix this along with the tiles and the rotten boards underneath) and was not fixed. In addition, there were problems as follows: The roof leaked and actually fell in on furniture ruining a coffee table (original purchase 800.00). Sure it is usuable but will never be the same. He said it was the roofers problem. There was additional leaks.. There was actually water that leaked into the light fixtures! After that he finally re tarred the back portion of the roof and put a sealant on the remaining structure. The light fixture by the driveway (he fixed this one) and the one in the kitchen (he fixed this once and replaced the light but it still leaks). When it rains it fills the new light fixture with water. We lost work time on numerous occasions because of this and the other repairs, etc. We notified him numerous times and he said he did not have time to fix it. Bathroom is full of problems. The tile is coming off the wall and falling. This got worse and Gus did not want to spend the money necessary to fix it correctly so did nothing. We used packing tape to get the tiles to stay in place and cover the hole in an attempt to keep the roaches out and the water in The shower faucet was leaking. When they were trying to fix the water leak, the unlicensed, unexperienced plumber did not cut the water off before trying to fix the faucet and flooded the bathroom and hall causing more work time to be missed to avoid further damage to our stuff. The sinks in both kitchen and bathroom were continually clogged up. More time off work also and on numerous occasions the workers that were sent were obviously not qualified to perform the services rendered and thus had to return additional times. The tank outside for the sewer had problems also as the alert keep going off. The sewage tank is not working properly and due to this it backs up occasionally, sometimes all the way to the street which we also made numerous calls. Gus had mentioned that the prior renters used to pour grease in the sink and that was the reason for the plumbing problems. Later on he accused us for putting grease down the sink, which we never did as he had told us that from the start and almost everyone knows. The plumber said that this was nothing new and and was the reason the pump motors kept burning out as he had been there previously. He said he had previously told Gus that to fix it correctly the entire plumbing system would need to be replaced. This can be verified by the city as they were also paged and they came and looked at it as well as the plumbing company. Per telephone conversation with Gus about getting our refund of our deposit, all he asked is that we change the air filter, mow the lawn and he not find anything damaged and he would return it. To date we have not received it. We had called to let him know that we were totally out of the house by the end of the month. I left one message regarding leaving the key in the kitchen on his cell phone, then after deciding that was not a good idea as I would not be able to lock it, left another message a few minutes later telling him I would try to leave it with his son, our next door neighbor and if not to call me and I would drop the keys off to him right away. I then called the police after learning there was some issues so that the keys could be returned to Gus by them.
